Taking Sides (West side story) - Bedford Park

The West Side of two semi-detached homes that were added to and renovated at the same time. This space had a main floor full gut, second floor update of finishes, layout changes and a two storey addition added to the side and rear for the creation of an open concept space that provides improved functionality to the family. Most critically, it also provides a private Master Suite with walk in closet and ensuite bathroom for the hard working young parents!

Before
The old open concept entryway was a challenge with coats and boots and no closet, and a straight shot view of the entire home upon entry.
Taking Sides (West side story)
A new staircase allowed for a more formal vestibule, providing shelter from the rest of the open concept space. Exposed brick on the party wall adds texture and character to the otherwise new finishes. Turning the stair with a landing allows for the creation of a front closet for coats and boots.

Columns, bulkheads and steep staircase made this space feel cramped and awkward.

A new stair with a mid-rise landing provided improved rise over run, and therefore a more comfortable travel path, a backstop for a vestibule closet and a side mounted full height pantry. Open railings and exposed brick set a sophisticated backdrop to the kitchen and dining room which look onward.

Wall windows everywhere, but yet the space felt constrained and tight.

Turning and opening up the stair, tucking in a powder room and adding a pantry maximized the space, but also added interest and a feeling of openness and comfort, without sacrifice of privacy or sophistication.

Tucked adjacent to the basement stair, this main floor powder room is private, compact and convenient. With a close proximity to the Kitchen and Dining Room, the positioning of this room is masterful in disguise and function.

Stepping out to the side of the existing home allowed for windows facing front and rear of the property. It maximizes daylight and improves natural ventilation. The brick matching was pretty good here!
