Sometimes the site's inherent contradictions establish the design and the final design pays homage to the site. Such is the case in this Classic home, built in Old Towne Clayton on a City lot. The family had one basic requirement: they wanted a home to last their entire lives. The result of the design team is a stack of three floors, each with 2,200 s.f.. This is a basic design, termed a foursquare house, with four large rooms on each floor - a plan that has been used for centuries. The exterior is classic: the interior provides a twist. Interior architectural details call to mind details from the Arts and Crafts movement, such as archways throughout the house, simple millwork, and hardwre appropriate to the period.

This TriBeCa rooftop garden was not very inviting when we first laid eyes on its black tar surface and neglected planters. Our makeover redesign included brown bamboo fencing, artificial turf, custom bench seating, outdoor rugs, and lush new plantings. The planters are a mix of ceramic and fiberglass pots. Plantings include maiden grasses, a hydrangea tree, a purple smoke bush, purple coneflowers, and yellow thread-leaf coreopsis. Artificial turf has come a long way and is now available in very high quality versions like this that mimic real grass perfectly. As a vacation home with an amazing locale, this home was designed with one primary focus: utilizing the breathtaking lake views. The original lot was a small island pie-shaped lot with spectacular views of Lake LBJ. Each room was created to depict a different snapshot of the lake due to the ratcheting footprint. Double 8’x11’ tall sliding glass doors merge the indoor living to the outdoor living, thus creating a seamless flow from inside to outside. The swimming pool, with its vanishing edge, was designed in such a way that it brings the lake right up to the outside living terrace, giving the feeling of actually being in the lake. There is also a twelve foot beach area under the archways of the pool’s water features for relaxing and entertaining. The beauty of the home is enough to stand alone, but being on the lake as it is makes the entire design come together as a truly stunning vacation home. Photography by Adam Steiner

A full gut renovation of a 4-story townhouse in Fort Greene. A main goal was to retain all of the original detail still intact, however, at the same time, give the house a distinctly modern feel. In areas where detail was still substantially intact - the entrance and stair hall, for example - dramatic color and contrasting white trim were used to update a previously dark and ponderous space. The house can be seen as a series of vignettes - spaces of differing design, but of similar design approach - woven together by the central stair. The stair culminates at a large, top floor studio space designed to take best advantage of existing views to Fort Greene Park. With a clear connection between the home and the Pacific Ocean beyond, this modern dwelling provides a west coast retreat for a young family. Forethought was given to future green advancements such as being completely solar ready and having plans in place to install a living green roof. Generous use of fully retractable window walls allow sea breezes to naturally cool living spaces which extend into the outdoors. Indoor air is filtered through an exchange system, providing a healthier air quality. Concrete surfaces on floors and walls add strength and ease of maintenance. Personality is expressed with the punches of colour seen in the Italian made and designed kitchen and furnishings within the home. Client’s brief A modern replacement dwelling designed to blend seamlessly with its natural surroundings while prioritizing high-quality design and sustainability. It is crafted to preserve the site's openness through clever landscape integration, minimizing its environmental impact. The dwelling provides five bedrooms, five bathrooms, an open-plan living arrangement, two studies, reception/family areas, utility, storage, and an integral double garage. Furthermore, the dwelling also includes a guest house with two bedrooms and one bathroom, as well as a pool house/leisure facility. Programme The original 72-week programme was extended due to COVID and lockdown. Following lockdown, there were issues with supplies and extra works were requested by the clients (tennis court, new landscape, etc.). It took around two years to complete with extra time allocated for the landscaping. Materials The construction of the building is based on a combination of traditional and modern techniques. Structure: reinforced concrete + steel frame External walls: concrete block cavity walls clad in natural stone (bonded). First floor has areas of natural stone ventilated facade. Glazing: double glazing with solar protection coating and aluminium frames. Roof and terraces: ceramic finish RAF system Flooring: timber floor for Sky Lounge and Lower Ground Floor. Natural stone for Upper Ground Floor and ceramic tiles for bathrooms. Landscape and access: granite setts and granite stepping stones. Budget constraints The original project had to be adjusted which implied some value engineering and redesign of some areas including removing the pond, heated pool, AC throughout. How the project contributes to its environment Due to the sensitive location within the Metropolitan Green Belt, we carefully considered the scale and massing to achieve less impact than that of the existing. Our strategy was to develop a proposal which integrates within the setting. The dwelling is built into the landscape, so the lower ground floor level is a partial basement opening towards the rear, capturing downhill views over the site. The first-floor element is offset from the external envelope, reducing its appearance. The dwelling adopts a modern flat roof design lowering the roof finish level and reducing its impact. The proposed material palette consists of marble and limestone; natural material providing longevity. Marble stone finishes the lower ground floor levels, meeting the landscape. The upper ground floor has a smooth limestone finish, with contemporary architectural detailing. The mirror glazed box on top of the building containing the Sky Lounge appears as a lighter architectural form, sitting on top of the heavier, grounded form below and nearly disappearing reflecting the surrounding trees and sky. The project aims to minimize waste disposal by treating foul water through a treatment plant and discharging surface water back to the ground. It incorporates a highly efficient Ground Source Heat Pump system that is environmentally friendly, and the house utilizes MVHR to significantly reduce heat loss. The project features high-spec insulation throughout to minimize heat loss. Experience of occupants The clients are proud of the house, the fantastic design (a landmark in the area) and the everyday use of the building.
