This new custom house, completed in late 2012, was designed with an accessory dwelling unit to take advantage of an allowance in the single family zoning code in Seattle. The primary dwelling, 1300 square feet on the upper two stories houses a mother and teenager. The accessory dwelling, 750 square feet, provides a leasable smaller space that can be for a tenant or downsizing in the future. Seattle based RE Store began by completely deconstructing the original home so that its salvaged parts could have a new life in other design applications. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials. The Paperstone, wood and steel staircase connects the open-plan living, dining areas and kitchen to the upstairs bedrooms and open library. Exterior decks extend the main interior living spaces while sliding glass panels allow the primary bedroom to connect. Stylishly visible from all rooms in the open interior living spaces are two complementary objects, both lit from within, a frosted lexan pantry and a slatted reclaimed fir bathroom, with wood sourced from Windfall Lumber. Throughout the home, finishes are simple and minimal: polished concrete flooring, bright-white walls, and formaldehyde-free sapele and maple cabinetry. The main kitchen is outfitted with Ecotop counters and a custom sapele wood island that has large, handle-free pullout drawers on the cooking side and a built-in wine rack on the other. Maximizing storage, a custom built-in apple plywood bench and open wooden box shelves provide extra space. A model of efficiency, the home maximizes the performance of the envelope of the building. The reclaimed fir car decking wrapped around the exterior from Windfall Lumber, creates the rainscreen siding and is sourced locally from a deconstructed warehouse in Tacoma WA. In addition, access to daylight through high-performance glazing, solar preheat for domestic hot water needs, in-floor radiant heating and a green roof created by the owner adds to the efficiency. A new custom residence in the Harrison Views neighborhood of Issaquah Highlands. The home incorporates high-performance envelope elements (a few of the strategies so far include alum-clad windows, rock wall house wrap insulation, green-roofs and provision for photovoltaic panels). The building site has a unique upper bench and lower bench with a steep slope between them. The siting of the house takes advantage of this topography, creating a linear datum line that not only serves as a retaining wall but also as an organizing element for the home’s circulation. The massing of the home is designed to maximize views, natural daylight and compliment the scale of the surrounding community. The living spaces are oriented to capture the panoramic views to the southwest and northwest, including Lake Washington and the Olympic mountain range as well as Seattle and Bellevue skylines. A series of green roofs and protected outdoor spaces will allow the homeowners to extend their living spaces year-round. With an emphasis on durability, the material palette will consist of a gray stained cedar siding, corten steel panels, cement board siding, T&G fir soffits, exposed wood beams, black fiberglass windows, board-formed concrete, glass railings and a standing seam metal roof. A careful site analysis was done early on to suss out the best views and determine how unbuilt adjacent lots might be developed. The total area is 3,425 SF of living space plus 575 SF for the garage. The client, who lives out of the Country most of the time, desired a regal haven for their quaint and quiet resort style living to enjoy the fresh ocean breeze and dramatic sunsets views. One of the desires of the client was to provide a balance between the Formality and Sensibility. Our design included a formal and dramatic raised infinity Pool, which is connected by way of a terraced water runnel, to an infinity Spa located just off the French doors of the master bedroom. The infinity Pool being raised allows for a wonderful connection of water bodies between the Ocean. and the Pool. Other amenities of the design includes a solid roof extension creating a quaint outdoor dining room to enjoy the stately nearby cook center. Additional elements to highlight this vacation retreat include multiple water features, warm limestone paving, refined pottery accents, with multiple patios and seating areas to enjoy for almost any function or purpose. All these fantastic features are wrapped together in a colorful palette of eclectic Mediterranean plantings, which elegantly provides that balance of classical function and lush aesthetics.

The driving impetus for this Tarrytown residence was centered around creating a green and sustainable home. The owner-Architect collaboration was unique for this project in that the client was also the builder with a keen desire to incorporate LEED-centric principles to the design process. The original home on the lot was deconstructed piece by piece, with 95% of the materials either reused or reclaimed. The home is designed around the existing trees with the challenge of expanding the views, yet creating privacy from the street. The plan pivots around a central open living core that opens to the more private south corner of the lot. The glazing is maximized but restrained to control heat gain. The residence incorporates numerous features like a 5,000-gallon rainwater collection system, shading features, energy-efficient systems, spray-foam insulation and a material palette that helped the project achieve a five-star rating with the Austin Energy Green Building program.

The extensive rehabilitation restored much of the house to its original style and grandeur; interior spaces were transformed in function while respecting the elaborate details of the era. Catenary House 212 - The word ‘Catenary’ translates to the curve made by a flexible cord, suspended freely between two fixed points. Hence, the name sets the tone of this house which is surrounded by soft curves from ceiling to walls and artefacts at every corner of the house. The space crafts a visual delight and manifest’s-with a curvilinear design. The house symbolizes a pure style of opulence right at the entrance. While minimalism binds the space, orchestrating an unusual and artistic character in the space. A nuanced creation of elements all works together with seamless cohesion. There is an air of subdued elegance in the house. It celebrates a relationship between whites and shades of grey keeping the material palette neutral and minimal. Sunlight sweeps every corner filtering an ambient glow and highlighting textural nuances. The choice of light-colored upholstery and furniture in the house alters the perception of the space. Driven by creativity in design, every zone features a characteristic hue, affording an instant visual identity. Sleek silhouettes of pendant lights with metallic finishes grace the design, concocting a hint of contemporary luxury. A smattering of curious and personal artefacts around the house adds a dash of aesthetics. Peppered with playful interiors and precisions, the house provides an overall unbound artistic experience.
