The mudroom runs alongside of the rear patio, linking the kitchen to the original coach house that was on the property. The coach house was converted into a garage and a home theater. The mudroom features ample, easily accessible storage to organize clutter before it has the chance to reach into the rest of the house. Likewise a stacked washer and dryer (which complement those in the main laundry room on the second floor) capture muddy uniforms and the like. Closed cabinets hold additional coat storage, brooms, and cleaning supplies. A frosted glass panel door can close off views to the mudroom from the kitchen.

The brief focussed on creating a large living space to the rear of the property, freeing up floor area at the front to add an additional bedroom, WC, and utility. Set within a five-storey terraced property the extensive reconfiguration and extension at lower ground floor presented a number of technical and strategic issues. Through a series of substantial structural interventions, we were able to create a large open plan kitchen/living/dining with direct access to the garden. In order to minimise the impact on neighbours outside whilst maximising a sense of space and volume inside, a deep pitched roof extension with large skylights was added. The resulting space, vaulted with large floor to ceiling heights and bathed in natural light, provides an open plan living arrangement suitable for a growing family. Photographer: Simon Maxwell

Burlanes were commissioned to design, create and install a fresh and contemporary kitchen for a brand new extension on a beautiful family home in Crystal Palace, London. The main objective was to maximise the use of space and achieve a clean looking, clutter free kitchen, with lots of storage and a dedicated dining area. We are delighted with the outcome of this kitchen, but more importantly so is the client who says it is where her family now spend all their time. “I can safely say that everything I ever wanted in a kitchen is in my kitchen, brilliant larder cupboards, great pull out shelves for the toaster etc and all expertly hand built. The combination of cupboards, drawers and shelves provides optimum storage opportunities. A simple cornice runs along the top of the cabinets to provide a neat finish and obscure the mechanism for the roller blinds and ducting for the built-in extractor.
