With a clear connection between the home and the Pacific Ocean beyond, this modern dwelling provides a west coast retreat for a young family. Forethought was given to future green advancements such as being completely solar ready and having plans in place to install a living green roof. Generous use of fully retractable window walls allow sea breezes to naturally cool living spaces which extend into the outdoors. Indoor air is filtered through an exchange system, providing a healthier air quality. Concrete surfaces on floors and walls add strength and ease of maintenance. Personality is expressed with the punches of colour seen in the Italian made and designed kitchen and furnishings within the home. Thoughtful consideration was given to areas committed to the clients’ hobbies and lifestyle. photography by www.robcampbellphotography.com

Spice Warehouse Tribeca Loft Kids Bedroom
Spice Warehouse Tribeca Loft Kids Bedroom

Established in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. After an impeccable renovation, the magnificent loft building’s original arched windows and exquisite cornice remain a testament to the grandeur of days past. Perfectly anchored between Soho and Tribeca, Spice Warehouse has been converted into 12 spacious full-floor lofts that seamlessly fuse Old World character with modern convenience. Steps from the Hudson River, Spice Warehouse is within walking distance of renowned restaurants, famed art galleries, specialty shops and boutiques. With its golden sunsets and outstanding facilities, this is the ideal destination for those seeking the tranquil pleasures of the Hudson River waterfront. Expansive private floor residences were designed to be both versatile and functional, each with 3 to 4 bedrooms, 3 full baths, and a home office. Several residences enjoy dramatic Hudson River views. This open space has been designed to accommodate a perfect Tribeca city lifestyle for entertaining, relaxing and working. The design reflects a tailored “old world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance. This kids' bedroom design has been created keeping the old world style in mind. It features an old wall fabric world map, a bunk bed, a fun chalk board kids activity table and other fun industrial looking accents. Photography: Francis Augustine

To work the industrial loft look, this basement space has brick rather than plastered walls. One wall features exposed bricks, alive with the red tones we associate with British bricks and mortar homes, but also looking distinctly New York loft in style. The remaining walls are painted white, to maximise light levels. Black accents are peppered throughout against this gritty backdrop, while metal and oak are the basement’s signature materials, seen here on the parquet floor, entrance hall hanging rail and bench.

In this home, the homeowner wanted to add drama and create an accent wall that would be unique and stand out from the common exposed brick look seen in the city, while still allowing for a natural feel from nearby Rock Creek Park. Lifetime Stones decided to custom cut chocolate and grey thin stone to come up with the look seen in the photo.

The exposed steel truss cuts through the entire unit. The ceiling was lightened by painting it white which allowed for the truss to be more of a focal element along with the exposed duct work and sprinkler pipes. Peter Nilson Photography

Built on Frank Sinatra’s estate, this custom home was designed to be a fun and relaxing weekend retreat for our clients who live full time in Orange County. As a second home and playing up the mid-century vibe ubiquitous in the desert, we departed from our clients’ more traditional style to create a modern and unique space with the feel of a boutique hotel. Classic mid-century materials were used for the architectural elements and hard surfaces of the home such as walnut flooring and cabinetry, terrazzo stone and straight set brick walls, while the furnishings are a more eclectic take on modern style. We paid homage to “Old Blue Eyes” by hanging a 6’ tall image of his mug shot in the entry.
