The bathroom enjoys great views. The standalone white bathtub placed beside a large window is equipped with a Hans Grohe tub filler. The window features a soft custom made roman shade. We furnished the area with a blue patterned garden stool. The bathroom floor features a hexagon mosaic tile. We designed the walnut vanity with a marble countertop and backsplash, and his and her undermount sinks. The vanity is paired with unique mirrors flanked by tiny lamp sconced lighting. Amaryllis is almost beyond description; the entire back of the home opens seamlessly to a gigantic covered entertainment lanai and can only be described as a visual testament to the indoor/outdoor aesthetic which is commonly a part of our designs. This home includes four bedrooms, six full bathrooms, and two half bathrooms. Additional features include a theatre room, a separate private spa room near the swimming pool, a very large open kitchen, family room, and dining spaces that coupled with a huge master suite with adjacent flex space. The bedrooms and bathrooms upstairs flank a large entertaining space which seamlessly flows out to the second floor lounge balcony terrace. Outdoor entertaining will not be a problem in this home since almost every room on the first floor opens to the lanai and swimming pool. 4,516 square feet of air conditioned space is enveloped in the total square footage of 6,417 under roof area.

ATIID collaborated with these homeowners to curate new furnishings throughout the home while their down-to-the studs, raise-the-roof renovation, designed by Chambers Design, was underway. Pattern and color were everything to the owners, and classic “Americana” colors with a modern twist appear in the formal dining room, great room with gorgeous new screen porch, and the primary bedroom. Custom bedding that marries not-so-traditional checks and florals invites guests into each sumptuously layered bed. Vintage and contemporary area rugs in wool and jute provide color and warmth, grounding each space. Bold wallpapers were introduced in the powder and guest bathrooms, and custom draperies layered with natural fiber roman shades ala Cindy’s Window Fashions inspire the palettes and draw the eye out to the natural beauty beyond. Luxury abounds in each bathroom with gleaming chrome fixtures and classic finishes. A magnetic shade of blue paint envelops the gourmet kitchen and a buttery yellow creates a happy basement laundry room. This Residence was commissioned by Adam Leland Homes an Eastside Builder noted for their high-end custom and spec built homes. This particular project was the Builders personal Residence. The 5,000 square foot Project is located in a re-emerging neighborhood of Bellevue just north of the bustling City Center. In addition to the standard programmatic elements one would find in a custom home of this size the Project also included an extensive in-home office area on the Ground Level with its own separate Entry. The Owner’s who have a young and growing family wanted to minimize the interaction between the daily business affairs and their daily household routine. A three car Garage was designed with one elongated bay to house the Owner’s boat, work related materials and equipment. A large second level Recreation Room located adjacent to the bedrooms was situated over the Garage to minimize noise disturbance to the lower level spaces. A combination of curved sheet metal roof forms strategically placed over primary spaces of the house together with flat roofed elements over subordinate spaces give the Residence a unique contemporary identity. The curved roof vaults translate to the interior spaces by way of curved glue laminated roof beams and tongue-and groove cedar ceiling soffits these elements along with other material selections give the interiors a warm contemporary feel. A few other notable features include a gracefully curved Entry Stair, a covered Loggia at the rear of the residence outfitted with a built-in BBQ and accessed via french doors allowing for protected outdoor entertaining and extensive built-in features at the Master Bedroom.

Nestled into sloping topography, the design of this home allows privacy from the street while providing unique vistas throughout the house and to the surrounding hill country and downtown skyline. Layering rooms with each other as well as circulation galleries, insures seclusion while allowing stunning downtown views. The owners' goals of creating a home with a contemporary flow and finish while providing a warm setting for daily life was accomplished through mixing warm natural finishes such as stained wood with gray tones in concrete and local limestone. The home's program also hinged around using both passive and active green features. Sustainable elements include geothermal heating/cooling, rainwater harvesting, spray foam insulation, high efficiency glazing, recessing lower spaces into the hillside on the west side, and roof/overhang design to provide passive solar coverage of walls and windows. Corralitos, Watsonville, CA Louie Leu Architect, Inc. collaborated in the role of Executive Architect on a custom home in Corralitas, CA, designed by Italian Architect, Aldo Andreoli. Located just south of Santa Cruz, California, the site offers a great view of the Monterey Bay. Inspired by the traditional 'Casali' of Tuscany, the house is designed to incorporate separate elements connected to each other, in order to create the feeling of a village. The house incorporates sustainable and energy efficient criteria, such as 'passive-solar' orientation and high thermal and acoustic insulation. The interior will include natural finishes like clay plaster, natural stone and organic paint. The design includes solar panels, radiant heating and an overall healthy green approach. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

A complete interior remodel of a top floor unit in a stately Pacific Heights building originally constructed in 1925. The remodel included the construction of a new elevated roof deck with a custom spiral staircase and “penthouse” connecting the unit to the outdoor space. The unit has two bedrooms, a den, two baths, a powder room, an updated living and dining area and a new open kitchen. The design highlights the dramatic views to the San Francisco Bay and the Golden Gate Bridge to the north, the views west to the Pacific Ocean and the City to the south. Finishes include custom stained wood paneling and doors throughout, engineered mahogany flooring with matching mahogany spiral stair treads. The roof deck is finished with a lava stone and ipe deck and paneling, frameless glass guardrails, a gas fire pit, irrigated planters, an artificial turf dog park and a solar heated cedar hot tub. Uber cool gated development in Epping. Our brief was to redesign the space to the rear of the house. We sited the pool, specified some gorgeous Italian pool tiling, re-shaped the decking adding in curves to what was a very ordinary rectangular deck. Following on with the curves we added a sandstone paved area and within that a dining terrace with a chunky oak pergola to support pendant lighting over the new dining furniture. We used a drought tolerant planting scheme with a mediterranean palette. The exception to this was the addition of Hydrangea panniculata for those beautiful big white flowers in the summer. Rabbits were a big problem and plants were also selected with this in mind.

The design of this 4,000 square foot house takes queues from the Arts and Crafts movement. The house includes a number of unique spaces for the owner’s family such as music rooms, children’s homework area, guest suite and office quarters. This stately Georgian home in West Newton Hill, Massachusetts was originally built in 1917 for John W. Weeks, a Boston financier who went on to become a U.S. Senator and U.S. Secretary of War. The home’s original architectural details include an elaborate 15-inch deep dentil soffit at the eaves, decorative leaded glass windows, custom marble windowsills, and a beautiful Monson slate roof. Although the owners loved the character of the original home, its formal layout did not suit the family’s lifestyle. The owners charged Meyer & Meyer with complete renovation of the home’s interior, including the design of two sympathetic additions. The first includes an office on the first floor with master bath above. The second and larger addition houses a family room, playroom, mudroom, and a three-car garage off of a new side entry. Front exterior by Sam Gray. All others by Richard Mandelkorn.
