They are right, get a pro to help! Even if you jut pay them for a few hours, its worth it! With that said, instead of making the 10x13 bathroom accessible to guests, why not leave the other one as is, since it is common already and change the 10x13 into study space? Then there is not a bathroom opening up to the kitchen. Also it is larger and will allow for more space. Next owners might make it into a large walk-in pantry. Or if you can put laundry in your unit, you could add that to that room also. Desk could double as folding table. Master bedroom - put the bed on wall that backs to bathroom. Gives you great view of bed from doorway and allows natural walk way to balcony.

Thank you nagadeepti, but there is an issue, my father has already finished with the basic foundation,sump, and pillars when I tried to tell him about the option he said that its not possible to change the plan , Please let me know if there are any other option , i have included the ground floor plan as well ,I thought of swapping the bedroom to kitchen in first floor , let me know if its possible according to vastu since its north facing site with roads on both north and south . we have made slight changes instead of full utility in ground floor its only till kitchen , bedroom is extended to make 9*10, and kink for fridge is removed . balcony in second floor is removed . Kindly help if there are any other suggetion to make look house spacious. stairs to the terrace from outside has to be there. I know iam asking for more in a small space.but please help. finally this is the elavation we have decided on with a little bit of modification like extended balconies. Thank you all but my effort is just to make everything good for a little house for my 1.3 yr old daughter. Anam

Thanks for clarifying Sneha. Its a north facing property so the TV unit is placed in north , are you willing to compromise on that if you need a pooja room in NE. Please include the directions in the plan to avoid confusion. A four seater dining may not be of much help as the width of the table remains approximately same its only the length that is reduced. We also need to maintain safe distance from the TV unit plus we have a french window on the west side. It may require some structural changes, in discussion with your designer, to the plan to accommodate a pooja room without compromising on the looks. Are you willing for that. Hi Sir, Since you are done Identifying your needs and limitations follow some referenced tips! Like thinking about three viable plans gives you greater flexibility if some elements are unworkable after talking to your designer/architect. They also help you clarify the mix of elements that are most important and the least to your family and your lifestyle. You also need to separate your interior design and completion of the home budget, which includes new fittings and furniture, garden treatments, etc., from the building budget. Finally, after working out a budget, determine if your expectations are realistic. If certain elements may make you go over budget, tweak and adjust your plans so they are viable. Once you have finalised your top 3 house plans, you should choose someone to make them a concrete floor plan to develop. if not? try these tips to communicate your vision - use software, Pin it, make mood boards and gather sample materials.
