The Anderson Residence is ‘practically’ a new home in one of Las Vegas midcentury modern neighborhoods McNeil. The house is the current home of Ian Anderson the local Herman Miller dealer and Shanna Anderson of Leeland furniture family. When Ian first introduced CSPA studio to the project it was burned down house. Turns out that the house is a 1960 midcentury modern sister of two homes that was destroyed by arson in a dispute between landlord and tenant. Once inside the burned walls it was quite clear what a wonderful house it once was. Great care was taken to try and restore the house to a similar splendor. The reality is the remodel didn’t involve much of the original house, by the time the fire damage was remediated there wasn’t much left. The renovation includes an additional 1000 SF of office, guest bedroom, laundry, mudroom, guest toilet outdoor shower and a garage. The roof line was raised in order to accommodate a forced air mechanical system, but care was taken to keep the lines long and low (appearing) to match the midcentury modern style.
The House is an H-shape. Typically houses of this time period would have small rooms with long narrow hallways. However in this case with the walls burned out one can see from one side of the house to other creating a huge feeling space. It was decided to totally open the East side of the house and make the kitchen which gently spills into the living room and wood burning fireplace the public side. New windows and a huge 16’ sliding door were added all the way around the courtyard so that one can see out and across into the private side. On the west side of the house the long thin hallway is opened up by the windows to the courtyard and the long wall offers an opportunity for a gallery style art display. The long hallway opens to two bedrooms, shared bathroom and master bedroom. The end of the hallway opens to a casual living room and the swimming pool area.
The house has no formal dining room but a 15’ custom crafted table by Ian’s sculptor father that is an extension of the kitchen island.
The H-shape creates two covered areas, one is the front entry courtyard, fenced in by a Brazilian walnut enclosure and crowned by a steel art installation by Ian’s father. The rear covered courtyard is a breezy spot for chilling out on a hot desert day.
The pool was re-finished and a shallow soaking deck added. A new barbeque and covered patio added. Some of the large plant material was salvaged and nursed back to health and a complete new desert landscape was re-installed to bring the exterior to life.

The Brief
The existing house had very shallow rooms with a need for more depth throughout the property by extending into the rear garden which is large and south facing. We were to look at extending to the rear and to the end of the property, where we had redundant garden space, to maximise the footprint and yield a series of WOW factor spaces maximising the value of the house.
The brief requested 4 bedrooms plus a luxurious guest space with separate access; large, open plan living spaces with large kitchen/entertaining area, utility and larder; family bathroom space and a high specification ensuite to two bedrooms. In addition, we were to create balconies overlooking a beautiful garden and design a ‘kerb appeal’ frontage facing the sought-after street location.
Buildings of this age lend themselves to use of natural materials like handmade tiles, good quality bricks and external insulation/render systems with timber windows. We specified high quality materials to achieve a highly desirable look which has become a hit on Houzz.
Our Solution
One of our specialisms is the refurbishment and extension of detached 1930’s properties.
Taking the existing small rooms and lack of relationship to a large garden we added a double height rear extension to both ends of the plan and a new garage annex with guest suite.
We wanted to create a view of, and route to the garden from the front door and a series of living spaces to meet our client’s needs. The front of the building needed a fresh approach to the ordinary palette of materials and we re-glazed throughout working closely with a great build team.

Michael Robert ConstructionThis dining room was the original home's living room. Notice the fire place? It's original - a new coat of paint has it looking brand new. It is one of the only rooms left from the original structure. The homeowners have their extended families nearby and often host large, informal dinners. They felt the large room was much better suited as their dining room, and opted to turn the original smaller dining room into a formal living room.
The wainscoting on the walls and coffered ceilings are new, but constructed to look original. The salvaged wood farmhouse table is the perfect gathering spot for their family and a nice contrast to the more formal touches like the silk window treatments and subdued color palette.

The sense of openness is created by the raised ceiling and multiple ceiling levels, lighting and light colored cabinets.
A custom hood over the stone back splash creates a wonderful focal point with it's traditional style architectural mill work complimenting the islands use of reclaimed wood (as seen on the ceiling as well) transitional tapered legs, and the use of Carrara marble on the island top.

Vogue KitchensAs part of a rear extension leading to a garden via two sets of bi-folding doors, this bright open plan kitchen comprises a larger lifestyle space with a living and dining area. It was designed by Jo Johal, managing director of Vogue Kitchens, using furniture by premium German brand, Leicht. The client has a large family, is a keen cook and likes to regularly entertain, so the kitchen was designed with those requirements in mind.
This contemporary handleless kitchen features a wealth of storage with one wall featuring a run of tall lacquered gloss cabinets in Frosty White colourway with carcases in Platinum, together with overhead cupboards in the same finish that are lit from beneath via LED’s. Further undercounter units and pull-out drawers are also in Platinum and integrated within the undercounter storage is a 60cm Siemens dishwasher. Internal storage is highly detailed with lots of shelving, drawer units and a full cookware centre incorporated.
Breaking the run of overhead units is a section of backlit decorative shelving for glassware and crockery. To the right of the kitchen the tall units include an integrated fridge and freezer, and to the left there are further tall cabinets that house a bank of ovens by Siemens, which include a 60cm oven next to a 45cm steam oven with a 14cm warming drawer beneath – all fitted at waist level to make it easier to view what’s cooking. Situated within the Quartzform worktop against the back wall is a wet area for food preparation with a sink and tap by Blanco and a Boiling Water Tap by Quooker.
The central island is designed so that the cook can face out to the room, whilst entertaining. It is also designed in an L-shape to accommodate seating on two sides. The undercounter units are featured in a laminate finish in Liton grey colourway and the Quartzform worktop in Veined Michelangelo corresponds with the same worktop colour behind. Installed within are two types of hobs, a 90cm gas hob and 30cm domino induction hob, all by Siemens. A the front of the island is a 60cm wine cooler by Caple, while a ceiling extractor by Air Uno is directly above. Three long pendant lights are located above the island.
Robeson DesignDesirous of a lounge type living room, Rebecca creates a comfortable conversation area with 4 upholstered chairs facing each other. The casual jute ottoman placed in the center of the grouping adds to the causal nature of this family friendly home. This highly fashionable yet comfortable style takes this home beyond Moms Traditional to todays Modern Transitional style fit for any young and growing family.
The brown and cream damask is Barclay Butera's 30369.86 is available from Kravet through Designers and was used on the stationary window treatment panels as well as throw pillows used on each chair.

Saikley ArchitectsThis house was a very small mid-century bungalow with previous additions that resulted in a large but chaotic layout. The owners wanted to convert the house to a super-efficient, and charming Craftsman-style, 6 bedroom home for their large family and work at home.
We achieved the space needs by moving a few walls for a more efficient, organized layout, setting up spaces for overlapping uses, and making a small upstairs addition. Every bit of square footage was optimized to meet the goals of the project without making the house huge or adding unnecessary cost.
Much thought was given to the entry sequence near the front door. A large flow-through mudroom with storage for each family member, and adjacent laundry, make it easy for children to be taught to keep their things organized and to contribute to household chores. A mail station and central home admin area at the mudroom help keep clutter down at other areas and minimize home management tasks. A garage door near the kitchen gives quick access to bulk items.
The existing house had too much view to the street from the living room through large corner windows, and too little entry transition, to the extent that the family did not feel comfortable using the living room much without shades drawn. We raised the window sills and brought the new windows in from the corner of the house, allowing plenty of light while protecting privacy and a sense of enclosure in the living room. We enlarged the front porch to create a more graceful transition from the public to private space. We located the front door so that the circulation from entry into the house would allow for furnishing the living room with a sitting circle that is not intruded upon by people walking through the room.
Sight lines through the living spaces were an important consideration in the design. The owners wanted discreet spaces for living room, kitchen, dining and family room, but also wanted the living spaces to feel connected and to be able to easily watch their children. Being able to see the children playing in the yard while getting things done inside the house was also important. While largely working with the existing structure, we opened walls and rearranged the use of spaces to make a series of connected living spaces with long views through them.
The character of the remodeled house is a contemporary Craftsman with classic materials and cool, consistent colors. A few arches echo through the house to frame spaces and soften the feeling of the rooms.

Nar Design GroupThis home remodel is a celebration of curves and light. Starting from humble beginnings as a basic builder ranch style house, the design challenge was maximizing natural light throughout and providing the unique contemporary style the client’s craved.
The Entry offers a spectacular first impression and sets the tone with a large skylight and an illuminated curved wall covered in a wavy pattern Porcelanosa tile.
The chic entertaining kitchen was designed to celebrate a public lifestyle and plenty of entertaining. Celebrating height with a robust amount of interior architectural details, this dynamic kitchen still gives one that cozy feeling of home sweet home. The large “L” shaped island accommodates 7 for seating. Large pendants over the kitchen table and sink provide additional task lighting and whimsy. The Dekton “puzzle” countertop connection was designed to aid the transition between the two color countertops and is one of the homeowner’s favorite details. The built-in bistro table provides additional seating and flows easily into the Living Room.
A curved wall in the Living Room showcases a contemporary linear fireplace and tv which is tucked away in a niche. Placing the fireplace and furniture arrangement at an angle allowed for more natural walkway areas that communicated with the exterior doors and the kitchen working areas.
The dining room’s open plan is perfect for small groups and expands easily for larger events. Raising the ceiling created visual interest and bringing the pop of teal from the Kitchen cabinets ties the space together. A built-in buffet provides ample storage and display.
The Sitting Room (also called the Piano room for its previous life as such) is adjacent to the Kitchen and allows for easy conversation between chef and guests. It captures the homeowner’s chic sense of style and joie de vivre.
Lita Dirks & Co.Although there are four distinct spaces within this room, it flows seamlessly from the great room entrance to the back door. A great design for those who have downsized and want to live comfortably as well as entertain.

Exposed brick walls, dark joinery and contrasting textures and soft furnishings allows this space to have a lovely homely feel while still being a contemporary family home. A wood burning fire in the sitting area creates a toasty corner, even in an open plan room. A multi use space for entertaining and family life this project is still a hit, and a favourite of ours and the public. The space can be opened up to bring the outside, in. By opening up the huge sliding glazed doors onto the patio you create an even larger space where life can spill out into the garden, and equally lets nature into the home with a breath of fresh air.
The pendant lights above the table from John Lewis – William Bottle Glass Pendants from the Croft collection £130 each. These are such simple lights with a hint of detail and a slightly industrial feel ties in beautifully with the metal star table lamp on the bespoke side table.

The direction was to obtain a contemporary look but to preserve the warmth of a ranch home.
The perfect combination of modern colors such as grays and whites blend and work perfectly together with the abundant amount of wood tones in this design.
The open kitchen is separated from the dining area with a large 10' peninsula with a waterfall finish detail.
Notice the 3 different cabinet colors, the white of the upper cabinets, the Ash gray for the base cabinets and the magnificent olive of the peninsula are proof that you don't have to be afraid of using more than 1 color in your kitchen cabinets.
The kitchen layout includes a secondary sink and a secondary dishwasher! For the busy life style of a modern family.
The fireplace was completely redone with classic materials but in a contemporary layout.
Notice the porcelain slab material on the hearth of the fireplace, the subway tile layout is a modern aligned pattern and the comfortable sitting nook on the side facing the large windows so you can enjoy a good book with a bright view.
The bamboo flooring is continues throughout the house for a combining effect, tying together all the different spaces of the house.
All the finish details and hardware are honed gold finish, gold tones compliment the wooden materials perfectly.
Kipnis Architecture + PlanningSkylights were added to the ceiling, and the beams, which were originally a very dark wood, were painted off white.
The operable, sliding doors to the office were added, allowing the office to be completely opened to the family room and kitchen. Even when closed, the lights in the office illuminate the 3-Form door system.

Cornerstone ArchitectsGiven a challenging lot configuration and topography, along with privacy issues, we had to get creative in designing this home. The home is divided into four basic living zones: private owner’s suite, informal living area, kids area upstairs, and a flexible guest entertaining area. The entry is unique in that it takes you directly through to the outdoor living area, and also provides separation of the owners’ private suite from the rest of the home. There are no formal living or dining areas; instead the breakfast and family rooms were enlarged to entertain more comfortably in an informal manner. One great feature of the detached casita is that it has a lower activity area, which helps the house connect to the property below. This contemporary haven in Barton Creek is a beautiful example of a chic and elegant design that creates a very practical and informal space for living.
