The Elliott Bay House is located on an urban site facing Puget Sound in Washington State. The architectural massing of the house has been wrapped around a south-facing, courtyard dominated by a large reflecting pool with two “floating” basalt boulders. The main living space has sweeping westerly views of Puget Sound and the Olympic Mountains. The east side of the living space is the courtyard with reflecting pool, providing a sense of intimacy and quiet in contrast to the dramatic views on the west side. Similar to other FINNE projects, a strong sense of “crafted modernism” is present in the house. A water jet-cut steel fence and gate leads to the house entry. Stainless steel stands elevate the basalt boulders in the pool so they hover slightly above the water’s surface. Roof drainage from the living space drops onto the basalt boulder in a 10-ft. waterfall. Exterior siding is custom stained red cedar with two different patterns and colors. The striking steel and wood stairs have water jet-cut steel railings with a pattern based on hand-drawn ink brush strokes. The beech interior cabinets have a custom topographic milled pattern called “imaginary landscape.” Freeform steel lighting bars in the ceiling tie together the kitchen and dining spaces. The house is highly energy efficient and sustainable. All roof drainage is directed to the reflecting pool for collection. The house is insulated 30% higher than code. Radiant heating is used throughout; generous glass areas provide natural lighting and ventilation; large overhangs are used for sun and snow protection; interior wood is FSC certified. The house has been pre-wired for photovoltaic roof panels, and an electric vehicle charging station has been installed in the garage.

The request from my client for this kitchen remodel was to imbue the room with a rustic farmhouse feeling, but without the usual tropes or kitsch. What resulted is a beautiful mix of refined and rural. To begin, we laid down a stunning silver travertine floor in a Versailles pattern and used the color palette to inform the rest of the space. The bleached silvery wood of the island and the cream cabinetry compliment the flooring. Of course the stainless steel appliances continue the palette, as do the porcelain backsplash tiles made to look like rusted or aged metal. The deep bowl farmhouse sink and faucet that looks like it is from a bygone era give the kitchen a sense of permanence and a connection to the past without veering into theme-park design. For this remodel in Portola Valley, California we were hired to rejuvenate a circa 1980 modernist house clad in deteriorating vertical wood siding. The house included a greenhouse style sunroom which got so unbearably hot as to be unusable. We opened up the floor plan and completely demolished the sunroom, replacing it with a new dining room open to the remodeled living room and kitchen. We added a new office and deck above the new dining room and replaced all of the exterior windows, mostly with oversized sliding aluminum doors by Fleetwood to open the house up to the wooded hillside setting. Stainless steel railings protect the inhabitants where the sliding doors open more than 50 feet above the ground below. We replaced the wood siding with stucco in varying tones of gray, white and black, creating new exterior lines, massing and proportions. This organic modern design is built in an area known for having notable issues with ground movement. After speaking with the developer and reviewing the soil report with our Structural Engineer, we made our recommendations to the client. Since the budget for a full-blown pier and beam structure with void boxes under the pool was well beyond the comfort level of our client, they elected to have us utilize a float shell construction method. For this, we over-excavated the hole and placed a 12" layer of gravel beneath the shell of the pool. Drain lines lead from the deepest point under the pool down into a culvert, placed off to the side of the pool. A sump pump removes any excess water from the culvert as it accumulates. For the shell of the pool, we utilized a double matt of steel and increased the wall thickness to a minimum of 12". This gave added strength to withstand the volatile soil. The elements of fire, water, wood and stone were very important in creating the organic modern feel of this design. The layered effect along the back wall creates a visual stimulation across the length of the yard, without overwhelming the senses. Rather than creating walls only of hard materials, we used Ipe wood to create horizontal screen walls of a more organic nature. At either end, the raised wall and the fire feature are finished in a large-scale porcelain tile, with the look of stained concrete. Custom stainless steel scuppers, made by a local fabricator, create a soothing sound of falling water. The low wall at the center of the project is faced in natural ledgestone, and carries a color palette that set the tone for the entire project. Behind this wall and in front of one of the Ipe screens are three Desert Steel Giant Agave sculptures. The unique fire feature isn't quite a fire place, nor is it a fire pit. It is a linear fire burner, surrounded by a 4" thick cantilevered Leuder limestone hearth, with a backdrop wall of blue glazed clay tile. Although the pool was initially planned as a plaster pool, as the project began to take shape, the client elected to go all the way and finish it in a beautiful blue glass mosaic. Custom fabricated stainless steel cannon jets send a delicate arch of water over this deep blue, and draw attention to the three square wok planters on the far side of the yard. For the decking on this project, we elected to work with Mother Nature rather than against her. Two and a half inch thick concrete pavers, set on a bed of compacted, decomposed granite allow for movement around the pool that is easily fixed. If an area of deck moves around, we can simply lift the affected areas, re-level with DG bed, and re-set the pavers.

Boasting views of the Museum of Natural History and Central Park, the Beaux Arts and French Renaissance style building built in 1900 was once home to a luxury hotel. Over the years multiple hotel rooms were combined into the larger apartment residences that exist today. The resulting units, while large in size, lacked the continuity of a single formed space. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. Thus, the existing configuration was completely abandoned with new programmatic elements being relocated in each and every corner of the space. For clients that are big wine connoisseurs, the focal point of entry and circulation lies in a 400 bottle, custom built, blackened steel and glass, temperature controlled wine cabinet. The once enclosed living room was demolished to create one main entertaining space that includes a new dining area and open kitchen. Hafele bi-folding pocket door slides were used in the Living room wall unit to conceal the television, bar and display shelves when not in use. Posing as kitchen cabinetry, a hidden integrated door opens to reveal a guest bedroom with an en suite bathroom. Down the hallway of wide plank ebony stained walnut flooring, a compact powder room was built to house an original Paul Villinski installation of small butterflies cut from recycled aluminum cans, entitled Mistral. Continuing down the hall, and through one of the walnut veneered doors, is the shared kids bedroom where a custom-built bunk bed with integrated storage steps and desk was designed to allow for play space and a reading corner. The kids bathroom across the hall is decorated with custom Lego inspired hand cast concrete tiles and integrated pull-out footstools residing underneath the floating vanity. The master suite features a bio-ethanol fireplace wrapped in blackened steel and integrated into the Tabu veneered built-in. The spacious walk-in closet serves several purposes, which include housing the apartment’s new central HVAC system as well as a sleeping spot for the family’s dog. An integrated URC control system paired with Lutron Radio RA lighting keypads were installed to control the AV, HVAC, lighting and solar shades all by the use of smartphones.

This new home could not be more ideally situated! It’s perched on Newport Bay in California and has gorgeous views out the back of the house. The client chose a crisp contemporary white color for the paint and then wanted to accent that with black curb appeal items. For the exterior side gates, the client chose the Modern Gate Latch with Tapered Ring Handle. At the lovely entry, a Nero Contemporary Gate Latch adorns the courtyard gate. At the far end of the garage doors to the left is the #10 Mailbox, a modern wall-mount mailbox. Home designed by Cynthia Childs, Architect.

This lovely Malvern home saw a total transformation of all wet areas, including the main bathroom, ensuite, kitchen, and laundry. A professional couple with two young children, our clients tasked us with turning their newly bought Malvern property into their dream home. The property was in great condition, but the interiors were outdated and lacked the functionality to support a young family’s busy lifestyle. Because this was their forever home, we designed the spaces collaboratively with our clients focusing on nailing their aesthetic brief while providing them with a high level of functionality to suit their present and future needs. Our brief: The design needed to be child-friendly but with a sophisticated aesthetic All materials needed to be durable and have longevity A fresh, modern look with textures was a must The clients love cooking, so a kitchen that was functional as well as beautiful was paramount. The kitchen really is the central hub of this busy home, so we wanted to create a modern, bright, and welcoming space where all the family could gather and share quality time. The first thing to go was the outdated, curved floor-to-ceiling window, which didn’t align with our client’s vision for their dream home. We replaced it with large modern bi-fold stacking doors that let natural light seep in. We also removed an impractical external double door and replaced it with a tightly waterproofed servery bi-fold window, which our clients loved. The existing U-shaped kitchen was impractical with only one access, which created accessibility issues. Our solution was to completely redesign the kitchen to create an L-shaped layout with a large central island and two accesses for even flow. The table-like island was a priority in our client’s wish list because they wanted a spot where they could sit together and share meals and where the children could do homework after school. They loved the idea of sitting facing each other instead of in a line like you do in standard islands. That’s why we installed a custom-made powder-coated steel leg on the island, which looks beautiful and allows the family to sit on either side of it. To update the room’s aesthetics, we selected high-quality and durable materials for a fresh and modern look. The sleek white cabinetry features a super matt melamine finish with anti-fingerprint technology, which is low-maintenance, easy to clean and great for when there are kids in the house. To maximise every inch for functionality, we included smart storage solutions throughout the cabinetry, as well as a spacious pantry that can be tucked away when not in use. To create visual intrigue and add a textured layer to the space, we juxtaposed the smooth surfaces of the cabinetry and porcelain benchtop with a textured, hand-made look tiled splashback. The splashback is easy to maintain thanks to its epoxy grout, which is waterproof and repels dirt and grime. We also included lovely natural timber handles to add an organic touch to the design. We wanted the room to feel bright and happy, so LED downlights were evenly distributed throughout, complete with dimmers for when mood lighting was needed. We also used LED strip lighting under all overhead cabinetry and an automatic light in the pantry. The finishing touch was the lovely hub pendant above the island, which certainly takes the room’s aesthetics to the next level. To continue with the same modern tactile look in the laundry, we used a handmade square tile paired with led lighting to showcase the texture in the tile. Because the space also needed to be easy to maintain (and child friendly), we used super matt melamine with anti-fingerprint technology for the cabinetry with porcelain benchtops for ultimate durability. We used large-format tiles, which are easy to maintain and create the illusion of space, perfect for this small room. Lack of storage was solved with large floor to ceiling cupboards, which allowed us to use every inch of the room. To add a warm touch to this bright and airy space, we used circular timber handles. For the family bathroom and the ensuite, we continued the child-friendly theme by utilising large-format tiles pair with anti-fingerprint finishes for the cabinetry. In line with the modern aesthetic of the kitchen and laundry, we wanted to create a sophisticated space that felt unique to the home. Because we also wanted the bathrooms to feel calm and serene, we introduced curves in the design for a softer look and feel. The circular shape theme proposed by the custom mirrors continues in the basin, large free-standing bath and natural timber handles. The client loved the idea of using gunmetal finishes instead of the traditional chrome finish, so we selected gunmetal tapware which looks amazing paired with the custom arch mirrors. The led lighting around the mirrors provides function and form, being a decorative feature that creates mood lighting and additional task lighting. LED downlights were also evenly distributed throughout the spaces- all with dimmers for versatility. Drawers were the preferred method of storage, and they include concealed power points for practicality which was a critical point of our brief.
