Owl Design were commissioned to design the living/dining area and two bedrooms of a new build apartment in high end development in Brentwood. The clients were young first time buyers with a limited budget. They wanted a light and airy feel to their first home, whilst adding some of their own personality. With the two bedrooms divided by a narrow corridor and one large open-plan living area, lighting and layout was key. Owl Design introduced a monochrome scheme with accents of grey, gold and dark blue. Textures such as marble, cowhide and velvet gave depth and interest to the existing neutral interior.

I think this is one of my favorite bedrooms that I designed! I deliberately put the bed in front a group of French doors as I need to re orient the room. All furnishings are available trough JAMIESHOP.COM

The challenge for this project was that, while the homeowner desired all of the luxury amenities of a deluxe master bath, space was extremely limited. Therefore efficient space planning was critical in achieving the final design. Use of custom painted cabinetry and carrara marble countertops were the basis for this compact yet luxurious bathroom design. Careful attention was given to the tone of the finishes in order to keep this eastern-exposure bathroom light and bright. White trim and crown moulding was used in contrast to the putty colored walls. In keeping with the era of the home, a hand-glazed white ceramic subway tile was used in the soaking tub alcove. Nickel plated bath, lavatory, tub and shower fixtures in the vintage style were used alongside modern amenities such as recessed halogen lighting, electric towel warmers and radiant-heated tile flooring.

2010 ASID Award Winning Design In this space, our goal was to create a rustic contemporary, dog friendly home that brings the outside in through thoughtfully designed floor plans that lend themselves to entertaining. We had to ensure that the interior spaces relate to the outdoors, combine the homeowners’ two distinct design styles and create sophisticated interior spaces with durable furnishings. To do this, we incorporated a rustic design appeal with a contemporary, sleek furnishings by utilizing warm brown and taupe tones with pops of color throughout. We used wood and stone materials to lend modern spaces warmth and to relate to the outdoors. The floor plans throughout the home ensure that windows and views are focal points and that the rooms are natural conduits to the outdoors whenever doorways are available. For entertaining, we maximized seating throughout the first floor and kept walkways open for ease of flow. Finally, we selected fabrics with extended lifetimes, durability and stain resistance. Special features of the home include, the Marvin Ultimate Lift and Slide doors, which we placed along the dining, kitchen, and family room. These floor-to-ceiling windows recede into the home’s walls and include full screen protection. In addition, the custom designed stairway uses a metal framework to create a sleek, modern feel. The thick wooden steps offer substance and give the staircase a rustic aesthetic. The natural house design embraces its earthy surroundings, while opening the door to a contemporary aesthetic. The open ground floor, with its interconnected spaces and floor-to-ceiling windows, allows sunlight to flow through uninterrupted, showcasing the beauty of the natural light as it varies throughout the day and by season. The façade of reclaimed wood on the upper level, white cement board lining the lower, and large expanses of floor-to-ceiling windows throughout are the perfect package for this chic forest home. A warm wood ceiling overhead and rustic hand-scraped wood floor underfoot wrap you in nature’s best. Marvin’s floor-to-ceiling windows invite in the ever-changing landscape of trees and mountains indoors. From the exterior, the vertical windows lead the eye upward, loosely echoing the vertical lines of the surrounding trees. The large windows and minimal frames effectively framed unique views of the beautiful Gatineau Hills without distracting from them. Further, the windows on the second floor, where the bedrooms are located, are tinted for added privacy. Marvin’s selection of window frame colors further defined this home’s contrasting exterior palette. White window frames were used for the ground floor and black for the second floor. Custom cabinet hardware and metal range hood make this rustic mountain kitchen a centerpiece in the house.

Established in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. After an impeccable renovation, the magnificent loft building’s original arched windows and exquisite cornice remain a testament to the grandeur of days past. Perfectly anchored between Soho and Tribeca, Spice Warehouse has been converted into 12 spacious full-floor lofts that seamlessly fuse Old World character with modern convenience. This living room design reflects a tailored “old world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance. The dining room is a combination of interesting textures and unique pieces which create a inviting space. The elements are: industrial fabric jute bags framed wall art pieces, an oversized mirror handcrafted from vintage wood planks salvaged from boats, a double crank dining table featuring an industrial aesthetic with a unique blend of iron and distressed mango wood, comfortable host and hostess dining chairs in a tan linen, solid oak chair with Cain seat which combine the rustic charm of an old French Farmhouse with an industrial look. Last, the accents such as the antler candleholders and the industrial pulley double pendant antique light really complete the old world look we were after to honor this property’s past. For this remodel and addition to a house in Marin County our clients from the Washington D.C. area wanted to create a quintessentially Californian living space. To achieve this, we expanded the first floor toward the rear yard and removed several interior partitions creating a large, open floor plan. A new wall of French doors with an attached trellis flood the entire space with light and provide the indoor-outdoor flow our clients were seeking. Structural wood posts anchor a large island that defines the kitchen while maintaining the open feel. Dark Venetian plaster walls provide contrast to the new maple built-ins. The entry was updated with new railings, limestone floors, contemporary lighting and frosted glass doors.

Frazier Associates designed a rooftop monitor which allows light throughout the day to fill the bedroom and spill over the stairwell to the first floor. This solved a major design dilemma in the structure that originally had only one window and very little natural light. Mark Miller Photography

It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home. --- Project designed by interior design studio Kimberlee Marie Interiors.
