Situated on a challenging sloped lot, an elegant and modern home was achieved with a focus on warm walnut, stainless steel, glass and concrete. Each floor, named Sand, Sea, Surf and Sky, is connected by a floating walnut staircase and an elevator concealed by walnut paneling in the entrance. The home captures the expansive and serene views of the ocean, with spaces outdoors that incorporate water and fire elements. Ease of maintenance and efficiency was paramount in finishes and systems within the home. Accents of Swarovski crystals illuminate the corridor leading to the master suite and add sparkle to the lighting throughout. A sleek and functional kitchen was achieved featuring black walnut and charcoal gloss millwork, also incorporating a concealed pantry and quartz surfaces. An impressive wine cooler displays bottles horizontally over steel and walnut, spanning from floor to ceiling. Features were integrated that capture the fluid motion of a wave and can be seen in the flexible slate on the contoured fireplace, Modular Arts wall panels, and stainless steel accents. The foyer and outer decks also display this sense of movement. At only 22 feet in width, and 4300 square feet of dramatic finishes, a four car garage that includes additional space for the client's motorcycle, the Wave House was a productive and rewarding collaboration between the client and KBC Developments. A small power room is the perfect place for creating drama. Kati Curtis Design chose a dark navy wall color for this small room, while travertine tiles cover the floor and walls adding texture. A purple chandelier is the element of sparkle.

Two adjacent condominium units were merged to create a new, single residence Located on the 12th floor of 505 Greenwich Street, the walls of the previous units were completely demolished and the new space was created from scratch as a 1600 square-foot home in the sky. With five floor to ceiling windows facing east, the plan was derived by aligning all of the rooms along the windows for natural light and skyline views of SOHO. The main area is a loft like space for dining, living, eating, and working; and is backed up by a small gallery area that allows for exhibiting photography with less natural light. Flanking each end of this main space are two full bedrooms, which have maximum privacy due to their opposite locations. The aspiration was to create a sublime and minimalist retreat where the city could be leisurely looked back upon as a spectator in contrast to the daily process of being a vigorous participant. The Victoria era ended more then 100 years ago, but it's design influences-deep, rich colors, wallpaper with bold patterns and velvety textures, and high-quality, detailed millwork-can still be found in the modern-day homes, such as this 7,500-square-foot beauty in Medina. The home's entrance is fit for a king and queen. A dramatic two-story foyer opens up to 10-foot ceilings, graced by a curved staircase, a sun-filled living room that takes advantage of the views of the three-acre property, and a music room, featuring the homeowners' baby grand piano. "Each unique room has a sense of separation, yet there's an open floor plan", explains Andy Schrader, president of Schrader & Companies, the builder behind this masterpiece. The home features four bedrooms and five baths, including a stunning master suite with and expansive walk-in master shower-complete with exterior and interior windows and a rain showerhead suspended from the ceiling. Other luxury amenities include main- and upper level laundries, four garage stalls, an indoor sport court, a workroom for the wife (with French doors accessing a personal patio), and a vestibule opening to the husband's office, complete with ship portal. The nucleus of this home is the kitchen, with a wall of windows overlooking a private pond, a cathedral vaulted ceiling, and a unique Romeo-and-Juliet balcony, a trademark feature of the builder. The owners of this 520 square foot, three-level studio loft had a few requests for Turett's design tea,: use sustainable materials throughout; incorporate an eclectic mix of bright colors and textures; gut everything..but preserve two decorative tiles from the existing bathroom for nostalgic value. TCA drew on its experience with 'green' materials to integrate FSC-certified wood flooring and kitchen cabinets, recycled mosaic glass tiles in the kitchen and bathrooms, no-VOC paint and energy efficient lighting throughout the space. One of the main challenges for TCA was separating the different programmatic areas - ktichen, living room, and sleeping loft -- in an interesting way while maximizing the sense of space in a relatively small volume. The solution was a custom designed double-height screen of movable translucent panels that creates a hybrid room divider, feature wall, shelving system and guard rail. The three levels distinguished by the system are connected by stainless steel open riser stairs with FSC-certified treads to match the flooring. Creating a setting for the preserved ceramic pieces led to the development of this apartment's one-of-a-kind hidden gem: a 5'x7' powder room wall made of 126 six-inch tiles --each one unique--organized by color gradation. This complete renovation - from the plumbing fixtures and appliances to the hardware and finishes -- is a perfect example of TCA's ability to integrate sustainable design principles with a client's individual aims.

Master suite addition to an existing 20's Spanish home in the heart of Sherman Oaks, approx. 300+ sq. added to this 1300sq. home to provide the needed master bedroom suite. the large 14' by 14' bedroom has a 1 lite French door to the back yard and a large window allowing much needed natural light, the new hardwood floors were matched to the existing wood flooring of the house, a Spanish style arch was done at the entrance to the master bedroom to conform with the rest of the architectural style of the home. The master bathroom on the other hand was designed with a Scandinavian style mixed with Modern wall mounted toilet to preserve space and to allow a clean look, an amazing gloss finish freestanding vanity unit boasting wall mounted faucets and a whole wall tiled with 2x10 subway tile in a herringbone pattern. For the floor tile we used 8x8 hand painted cement tile laid in a pattern pre determined prior to installation. The wall mounted toilet has a huge open niche above it with a marble shelf to be used for decoration. The huge shower boasts 2x10 herringbone pattern subway tile, a side to side niche with a marble shelf, the same marble material was also used for the shower step to give a clean look and act as a trim between the 8x8 cement tiles and the bark hex tile in the shower pan. Notice the hidden drain in the center with tile inserts and the great modern plumbing fixtures in an old work antique bronze finish. A walk-in closet was constructed as well to allow the much needed storage space.

This Northwest Modern design used natural cedar siding, structural insulated panels, board form concrete, permeable pavers, a glass ceiling + floor and a residential elevator to offer sustainable luxury for our clients.
