Do you mean plans for construction? There are many sites on the Internet that will have samples for you. The main issue is that local ordinances require setbacks from property lines and these free samples may not fit what your local building department may require. You can usually access the setback information from your building department online, but a trip down to talk to a planner may be necessary. Start there, finding a house plan that fits within that footprint is the second step.

This is the changes i made according to ur suggestions. Removed balcony and added a bow window for drawing room. One bedroom on the right gets a attached balcony. Work area or utility area can be extended upto 60 cm to the right which will be open to air and metal grill works may b done. I also extended some space near staircase to act as shoerack. Also for the other bedroom and kitchen , space extended outward for builtin cupboard . I cannot push back the toilet near the kitchen because of the space constrains. My only issue that fiddles my mind is that , is there a problem if kitchen door is close to toilet door?? If so i can attach the toilet to the bedroom nearby. Only issue will be that if incase any guest need to use the toilet, then they have to go through the bedroom. Thanks in advance and grateful for all your inputs.

Hi Tanzil. Greetings, The plan is looking very generous. Nothing to criticize but a little thinking could make a real good plan for egl. 1) The hall could accomodate the dining area as well. 2) A single stair is sufficient enough to fulfill the requirements. depending upon where it is placed. 3) A lounge on the first floor would add the charm to the upper floor and a large balcony may be if possible. 4) Some vegetation in the interior could make it lively. 5) I f a small courtyard if not a hindrance into the central area can make it more inclined towards nature since it would be good for light and ventilation. There are a lot of other small things possible depending upon the requirements and the structural probability.There doesnt seem to be the column and beam overlay over the plan which would be also helpful in designing. Narayana, With openable grills with French Windows are good ! They look good and provide better sunlight/wind into the house. The by side of French Windows are internal placement of furniture becomes an issue at times. Outside sounds and weather also affect the inside a bit more. Thanks, Nitin Cornerstone Designs, Bangalore.
