I like the ceiling. I think the hanging lights are too fancy and distract from the ceiling decor. A simpler light would look better or sticking with the canned lights you have. The walls have too many big, black things on them. It's hard to tell if they are windows with shade --- in which case I'd pick something lighter, perhaps to echo the ceiling, TVs (how many do you need?) or what. I'd consider a big piece of statement art in the place of at least one. If you're on a budget, get a large, high quality photo in the right colors, you can take it yourself. Sepia and black architectural might work. I like more color and more natural light. You may have closed the shades for a better picture, so it's hard to comment on the light, plus windows are a feature of your room, not exactly a decorator's choice. I would consider how to get a few small pops of color in, pillows, flowers, candles, maybe even a runner rug along the right wall. If you are doing this as part of a portfolio, the entire ensemble would look more welcoming with a few touches like someone lives there. Something on the coffee table, for example. A few books and a candle. A tray with tea things, a vase of flowers or basket of fruit. Pick one or two things and make it composed. You see this a lot in designer Houzz photos. Mohammad. I understand your program. You may be lost in the details at the moment. Please do follow and trust the advice given here by all these people. You are about to embark on a reasonably expensive journey. Get professional help with someone who you can sit down at a table and brainstorm with them your ideas and intentions. There are Architects and there are professional building designers who are members of the American Institute of Building Design (AIBD) who are well versed in projects such as yours. I personally love a design challenge. After 38 years designing homes and special use buildings I enjoy this type of challenge the most. I am in Ohio and may not be close to where you are but I am sure with a little investigation you will find the best design professional for you.

Keya, glad you decided to take the one reader's idea about moving the armoires in front of windows that you don't need and giving the bed a wall of its own! And, yes, you can have Roman shades on one wall and layered drapes on the other. When I had drapes made for my tall sitting room windows/doors, I had them use the same fabric for the Roman shades for the smaller windows on the other wall. For me personally, in these older Indian homes with all the odd nooks and niches in the walls, perhaps it would be more soothing to have a light/med tone paint on the walls that blends with the drapes/blinds for an 'uninterrupted' look, and I would use the same color on ceiling and beams. (but that is just my thought) I would start the process with a large carpet with your favorite colors, then choose your Bedcover & cushions, then your wall paint and fabric for drapes/blinds ..Not certain what style you like, but if you really like a particular Ethnic bedcover fabric, you can always have them stitched into curtains or Roman shades too. Regarding the size of green belt, I have confirmed it from the patwari that Plot 1 has got 5 metre green belt on both sides. He told me that: All plots with 24 metre facing road are having 5 metre green belt whereas plots with 12 metre facing road are having 2.5 metre green belt. (It's 4 or 3.5 metre in case of 18 metre road, I don't remember exactly). About that bold line, I am sure that it is not representing width of green belt. (Check below image as that bold line is having same width for 12 metre facing plots). So what do you think now? Should I become that lucky guy to own plot 1? Check out whole map and there are hardly 3-4 corner plots which are having 24 metre wide road on both sides. (and there are just 2 plots having North East direction) whereas there are around 50-55 plots which are similar to Plot 2nd. About your query, It's Suncity Township - I (Sector 35, Rohtak). It's around 45 kilometres away from Delhi border. Would you please mind elaborating this point a little bit more - "For us function prevails over design anyday". If built up area is going to be same in both plots then how it affects functionality? Thanks a lot for your detailed input.
