Comments (11)@soberg: on the toilet entry we thought we could have a 2 way access to the corner most toilet - one from the closet side and another from bedroom 3. @ eagledzines. Thank you for the sketches! On the high ceiling do you think we could juggle the entire layout of 1st floor a bit to accomodate a small family room (hall) where the staircase opens along with 2 other bedrooms. We are ok to compromise on the room sizes a bit and toilet / closet positions can be changed too as long as pillars are not affected.. The kitchen changes sound good. Comments (4)Yup, in this case it is possible. But: - - having a proper walk in closet is hard - guest toilet will have to serve as common for living area. - average bedroom size would be around 12'X12'. - If there is staircase it will also take around 60-70 sqft area at least. - Please Note- Around 20-25% of total built up area is just wall area. So like if your house built up area is 1000sqft then the Carpet Area( the area which you will be able to see and use) is around 800sqft. Also, it depends on your lifestyle also, the way you live as it is a very subjective thing. For some people 12'x12' bedroom size is more than enough while some prefer having a 20'X16' bedroom with 10'x8' walk-in closet. Comments (12)Hi Prashant, South-east corner plots are actually not good for residential purpose. It is very good for commercial purposes. But, if the house is built as per Vsstu Shastra, it can reduce the bad effects. 1. The South-East corner has to be built with a separate building like a shop, garage, small temple, E.B meter room, boiler room, separate toilet…etc. 2. Trees like Coconut tree, Neem tree, etc., can be planted in the south-east corner of the plot. 3. The kitchen must be in the south-east corner. There are many more remedies. Ground Floor : Few columns are too close to each other which is not required. As per Vastu, kitchen should be in south-east corner as this plot needs to follow Vastu strictly. A separate garage/security room need to be added to this plan. A portico will form in the north east corner as per the first floor plan which is strictly prohibited as per Vastu in south east corner plots. The planning is OK as per me, but your south east corner plot requires a lot of Vastu considerations. First Floor : If the toilet which in the north can be shifted anywhere else better go for it. In the long run, toilets can have seepage issues, which can spoil your living room roof. Generally, we prefer toilets over toilets and kitchen over kitchen.
