design ideas for this layout

last month

a complete floor is being constructed and i am looking for some ideas for it,it is a corner plot with area 30 by 40ft. thanks in advance.

Dear Mr. Maverick, Hope you are doing great. Seeing at your post its very clear that you are a passionate person and taking your designing process seriously. Also you are accepting that you are not a designer yourself which is a good gesture against those clients who think themselves superior when it comes to design choices but knows nothing in real. I agree with above replies to share some information about your house starting with the floor plans as without these no one would be able to help you in any way. Also you need to understand that designing is a subjective and time consuming process and doesn't happen in an instant. If its just about getting ideas then you can find millions on google search. But being on Houzz platform is a great thing as its full of many talented professionals contributing to the solutions best way possible. 1.Two seater sofa very close to main door which is uncomfortable while viewing 2.Dinning is Bigger than Living room 3.Dressing and toilet planning to rearranged 4.Staircase way from kitchen is appropriate in such good space.Many Design principles are not followed, Kindly contact for proper guidance.

1. The upper bedroom has no column near to balcony. So much Cantilever. Tough to build?

2. Optimize the columns. So many columns. Some are not in the grid. The beams will come out badly.

3. Closet shall be put near the bathroom in the plan. I think they might clash with the bath door.

4. Kitchen - Open it in the lobby with no wall. You can plan a breakfast counter in that kitchen.

5. Is it a college work submission?

thank you nsbw, it is a first floor and the columns are according to the already built ground floor and that was really screwed up,

5. No, it is made by a very reputed architect in our place.
