Hi Divi. As per the plan , you must go for bigger windows then those shown in the plan . I believe that the center curve dotted line in the plan is open to the sky. That much will do. On the left side of the plan there's O.T.S. then two toilets are planned. I would suggest you should have it in the center of both the toilets for better ventilation and exhaust. In kitchen plan there are no windows shown in the plan , if there are no windows planned , then you must have it on one wall for proper exhaust and day light. Can you tell me about the DR room in your bedroom next to drawing room?If its a dressing room , then change the plan of the bedroom. Put the dressing room next to the toilet of size 7'8"x 5'4". That way your bedroom will have more light with bigger window. For any other query, you are most welcome.

Hi, I would suggest changing the furniture fabric first and formost, go for a solid colour say white, offwhite, grey or even brown, and use colourful cushions which you may keep changing. A light yellow more like a dull yellow with wall accessories will look great on the walls. . For the flooring , please use wooden laminates and repolish the ceiling (as i see is a lovely wooden ceiling ) to a similar shade. Change the curtains to a breezy white curtains. One should clean their kitchen once in a week whether your own or commercial.Choosing flooring for a kitchen is a very important decision.I think hardwood flooring would be nice options for commercial kitchen as it is easy to maintain. Porcelain and ceramic tile would be an ideal for commercial kitchen.For better advice you should contact with interior designer.

Hello @Cornerstone Design Studio India No. I don't have any idea about FSI. I will try to learn more about it. Regarding the size of green belt, I have confirmed it from the patwari that Plot 1 has got 5 metre green belt on both sides. He told me that: All plots with 24 metre facing road are having 5 metre green belt whereas plots with 12 metre facing road are having 2.5 metre green belt. (It's 4 or 3.5 metre in case of 18 metre road, I don't remember exactly). About that bold line, I am sure that it is not representing width of green belt. (Check below image as that bold line is having same width for 12 metre facing plots). So what do you think now? Should I become that lucky guy to own plot 1? Check out whole map and there are hardly 3-4 corner plots which are having 24 metre wide road on both sides. (and there are just 2 plots having North East direction) whereas there are around 50-55 plots which are similar to Plot 2nd. About your query, It's Suncity Township - I (Sector 35, Rohtak). It's around 45 kilometres away from Delhi border. Would you please mind elaborating this point a little bit more - "For us function prevails over design anyday". If built up area is going to be same in both plots then how it affects functionality? Thanks a lot for your detailed input.
