“We hired Janet to help us design our home on Lake Travis. She was an absolute delight to work with throughout the entire process. And Janet is one of those designers that actually listens to what the client has in mind, and then helps them make it even better. She wan't creating her idea of our perfect home, she was helping us create our vision for our home. She was timely and professional, but also has a great sense of humor. Probbably the only negative thing anyone could say about her is that she is a work-a-holic...because she truly loves what she does! Would I hire her again? Absolutely! “Elizabeth Franke, the Architect at Third Land was able to accept a design challenge of a Master bath, and turn major problems with space and mechanical issues in to pure beauty and luxury. By adding her design elements we no longer had an ugly HVAC vent visible, but instead she was able to add framing covered in glass tile to create a "floating ceiling" that covered the unsightly vents but did not affect performance of the system. She also added other framing that was never thought of by others to separate the bathing ares from the sink areas. We are so happy with the results. She will design our entire new home in a few years.”

“The team at Delineations designed my unique home in Marble Falls about 4 years ago. I challenged them to design a 1870's - Germanic farm compound with all the details of the era. They crafted every inch of the property, including the interior surfaces and cabinetry, and it still amazes my wife and me. How could a team of professionals REALLY interpret how we choose to live and integrate all of those thoughts and ideas into a home? They listen. We were privileged to work with Jerome from start to finish. He wanted to know everything about how we live in, and enjoy a home, and he took that data and translated it into a true design masterpiece. But working with Delineations is more than a grand and unique design. They advise on energy saving methods and building techniques. The depth and breadth of knowledge of the team is rare, indeed. I could go on and on in my acclaim of Delineations and Jerome. But let me close with perhaps the best part of working with the team: they genuinely listen to their clients and design for how they wish to live in their home.
