A Modern Miami Home
A Modern Miami Home

A young Mexican couple approached us to create a streamline modern and fresh home for their growing family. They expressed a desire for natural textures and finishes such as natural stone and a variety of woods to juxtapose against a clean linear white backdrop. For the kid’s rooms we are staying within the modern and fresh feel of the house while bringing in pops of bright color such as lime green. We are looking to incorporate interactive features such as a chalkboard wall and fun unique kid size furniture. The bathrooms are very linear and play with the concept of planes in the use of materials. They will be a study in contrasting and complementary textures established with tiles from resin inlaid with pebbles to a long porcelain tile that resembles wood grain. This beautiful house is a 5 bedroom home located in Presidential Estates in Aventura, FL.

Originally designed by Delano and Aldrich in 1917, this building served as carriage house to the William and Dorothy Straight mansion several blocks away on the Upper East Side of New York. With practically no original detail, this relatively humble structure was reconfigured into something more befitting the client’s needs. To convert it for a single family, interior floor plates are carved away to form two elegant double height spaces. The front façade is modified to express the grandness of the new interior. A beautiful new rear garden is formed by the demolition of an overbuilt addition. The entire rear façade was removed and replaced. A full floor was added to the roof, and a newly configured stair core incorporated an elevator. Renovations to this master suite included moving walls and doors, adding a tray ceiling in bedroom, vaulting the ceiling in the bath. The use of stone tile as a wainscot to anchor the space creates an old world feeling, and the light, fresh colors of tile and paint provide a soothing palette.

A typical post-1906 Noe Valley house is simultaneously restored, expanded and redesigned to keep what works and rethink what doesn’t. The front façade, is scraped and painted a crisp monochrome white—it worked. The new asymmetrical gabled rear addition takes the place of a windowless dead end box that didn’t. A “Great kitchen”, open yet formally defined living and dining rooms, a generous master suite, and kid’s rooms with nooks and crannies, all make for a newly designed house that straddles old and new. An original turn-of-the-century Craftsman home had lost it original charm in the kitchen and bathroom, both renovated in the 1980s. The clients desired to restore the original look, while still giving the spaces an updated feel. Both rooms were gutted and new materials, fittings and appliances were installed, creating a strong reference to the history of the home, while still moving the house into the 21st century. This room is a combined laundry and bathroom. It was previously dark and had no windows or ventilation; the addition of a large operable skylight floods the space with light and fresh air. A new vanity cabinet and wide sink allows two faucets in what was previously a single sink. Photography by Andrew Hyslop. Architecture and Construction by Rock Paper Hammer.
