Regarding the size of green belt, I have confirmed it from the patwari that Plot 1 has got 5 metre green belt on both sides. He told me that: All plots with 24 metre facing road are having 5 metre green belt whereas plots with 12 metre facing road are having 2.5 metre green belt. (It's 4 or 3.5 metre in case of 18 metre road, I don't remember exactly). About that bold line, I am sure that it is not representing width of green belt. (Check below image as that bold line is having same width for 12 metre facing plots). So what do you think now? Should I become that lucky guy to own plot 1? Check out whole map and there are hardly 3-4 corner plots which are having 24 metre wide road on both sides. (and there are just 2 plots having North East direction) whereas there are around 50-55 plots which are similar to Plot 2nd. About your query, It's Suncity Township - I (Sector 35, Rohtak). It's around 45 kilometres away from Delhi border. Would you please mind elaborating this point a little bit more - "For us function prevails over design anyday". If built up area is going to be same in both plots then how it affects functionality? Thanks a lot for your detailed input.

Many thanks for your valuable comments. 1. My intention of raised cabinets was to clean it daily, as cabinets that touch floor accumulate lot of dust and food particles below. If we rule out steel legs, any inputs on raised floor only of cabinet area and then cabinets?(Just like plinth in modular cabinets- but this will be permanent and of tiles) I have not seen such structure anywhere, so curious if it will work. Otherwise I will go with traditional ones. 2. Moving pooja out of kitchen is very difficult as other rooms are just enough for their function. Currently a small Mandir is attached on wall where Fridge is shown in layout. I thought the new area could be little extra for all pooja related things. Will like to know the reason of your recommendation, is it odd in whole design, or not suitable in area .. or anything else? How about moving it to corner of dining area?

Hello Deezpage, Before implementation take care of certain points, 1) In the master bathroom do you need two different basins + two different bathing area ( shower trey + bath tub)? Instead you can make it look bigger in size by providing the fixtures and fittings which you need. 2) Master bedroom wardrobe section --you can demolish the wall and provide wardrobe as a partition which will give more openness to the room and will be more effective from the interior point. 3) I agree with cornerstone about changing the kitchen door position and shifting it on the dining room side which will be convenient for the person working in the kitchen and will give a finished look in the foyer area. 4) For the laundry area you can use the upper side for the storage and lower area for the washing machine. 5)Kitchen requires more detailing then other rooms. My suggestion will be to consult a professional instead of planning on your own. For any king of help, you can feel free to contact us.

In the master bathroom, if you plan this way you will get bigger space for your wash basin section. Go for this option for the bathroom . The dimensions are 5' x 9' and the plumbing lines i.e. inlets and outlets will not be scattered . 50% of the layout is same except the dresser is shifted in the corner and study table is placed instead. Try not to provide the mirror opposite to the bed where you can see yourself in the sleeping position. Bathroom plan as per the first one and bedroom plan as per the second image.
