A few suggestions based upon your lower photo, the fourth I guess. a. If you had the wall built, ask the guys that built it to perform your wishes. If it came with the house, call the former owner, whose name is on your deed. b. If the former suggestion is a dead end, let's analyze before we plan. You want to have a space for cooking and dining outdoors. This is such a beautiful yard, it does not deserve a portable BBQ unit exposed when not on fire, so put it in the garage as soon as it is cool. If you are going full hog for a builtin BBQ facility, perhaps it can be built against an existing wall, and just the dining area then needs the increased space. A 6' wide round table, requires about 12-14' for itself and the surrounding chairs and service area. Will you be happy with only a 15' or even a 20' section of wall moved? c. Remove the plants from the area that you plan to usurp, and about 5' beyond, and rent a sod cutter to remove all of the lawn from the vehicle entry point to the lower curved wall, by the palm, and stockpile it in shade, if possible. d. Have the contractor saw a vertical cut in the wall at the points of removal. Measure the distance of the plant bed to back wall. Cut the front bed wall that is to be removed with two sections of that overall bed dimention, so they can be placed as end walls for the two sections of bed that are no longer continuous. e. Have the contractor dig up the wall, and cut the two pieces to remain so they are free of the wall to be dumped. He will remove the existing soil from the bed. Modify any irrigation that exists, and then install the two wall slabs to their new duty locations, attach them to the remaining walls, backfill and replant as required.. f. The next step is to cultivate the compaced earth in the lawn area, rake it and resod. If the dining/BBQ areas are to be a dining terrace, you might wait until the sod is reestablished, say another month, before initiating that construction, as you don't want the sod to remain in a pile for long, or you will have to buy new. If it is to be a flagstone terrace, you can have that material delivered and stockpiled where the bed used to be, while the wall crew is just leaving. Will that fill your need. Give this post to the contractor so he can take measurements, and provide you an estimate overnight. Summer cookouts have already begun. Looks like we will miss the 4th of July bash.

Hello Latai, I think you could definitely opt for some colour on the far wall.. This would accentuate the curtains and the feel of walking through into another more intimate room than that of the dining area.. What I would say is that you do need to look at some re-configuration.. You have a very light sofa and all the dark furniture is over to one side... I am not detecting a specific culture feel but nonetheless can be a very nice room with a little rework... So take a look at see how you can integrate them a little more, so they function but also sit cohesively as a relaxing living space. You could try to move the back sofa against the wall further along. Perhaps have one of those display cases at one side in the corner behind the sofa.. Put the plant on the little table and maybe have that at one end of the other sofa? What about having a mirror hanging on the back wall to throw some light back into the room... Where that little grouping of pictures are... They are a little small for that wall... Try placing them somewhere else perhaps... It's difficult to see from the angle of the photo's but do you have a coffee table or a low ottoman between the two sofas? If not why not move the low table you have (with the matt and two ashtrays?) That could sit between the sofa... Then the other cabinet can be moved away slightly and then the table with the Television? has a bit of room... Thus all the dark pieces are well integrated into the room and not all grouped together.. Colours that would work well with the wooden dining area, are Terracotta's and Rust colours to compliment the dining table and chairs... Accent that colour with some cushions to add to what you have on the sofa's I'd have a plain linen table runner (nice one's at John Lewis) They are quite long and hang a little over the ends... With the cushions..don't put them all the way round the sofa, but have 1 or 2 together and a throw or two could be nice as well to layer the colours... I like the floor colour and that can work as it is.. I move things round all the time, and I'm always amazed at how you can transform something just by putting it somewhere else.. Lastly... I don't see any table lamps.. Perhaps 1 on one of the little tables with the flowers... : ))

Debbie, acm - Thank you very much for responding. This is a new apartment and not a remodel. I have attached the floor plan of the room & closet. In the photo below the closet is the space "DRESS" and having dimensions 5 ft 11" (X axis) x 4 ft 7" (Y axis). For representational purposes, the diagram shows an L shaped closet. Ignore that - this is a complete blank space. I am instead planning on putting the closet along the 5 ft 11" wall- but on the opposite side instead of the side shown in the diagram. So imagine my closet along a single wall, set against the wall marked with a thick dark line. acm - I did not mean a bi-fold. But rather the traditional shutter door which some may refer as a swing shutter. My dilemma is - should i use sliding doors or regular doors ? I divided my closet into 4 major compartments, each 1 ft 6" wide. So there are a total of 4 doors. Depth of closet is 2 ft. Hence walkthru space is 2 ft 6". When a closet door is open, there wld be 1 ft space between the open door & the wall. Within each of these 4 compartments, I have designed multiple external drawers upto 2 ft height from base. So the shutters/doors planned only for the portion above 2 ft. Sliding Doors - Pros - Swing space not needed. Can place a slim dresser in the corner if I want to later. Cons - Expensive as it will needlessly cover the bottom-most drawers; Sliding doors coming off rails. Regular Doors Pros - Inexpensive. Can be used to cover only the part above the drawers (need not cover drawers). This way I can open the drawers below quickly & easily. Cons - Not sure if 2 ft 6" is enough clearance space to open 18" doors. Hope this makes sense. What do you suggest?

Hello @Cornerstone Design Studio India No. I don't have any idea about FSI. I will try to learn more about it. Regarding the size of green belt, I have confirmed it from the patwari that Plot 1 has got 5 metre green belt on both sides. He told me that: All plots with 24 metre facing road are having 5 metre green belt whereas plots with 12 metre facing road are having 2.5 metre green belt. (It's 4 or 3.5 metre in case of 18 metre road, I don't remember exactly). About that bold line, I am sure that it is not representing width of green belt. (Check below image as that bold line is having same width for 12 metre facing plots). So what do you think now? Should I become that lucky guy to own plot 1? Check out whole map and there are hardly 3-4 corner plots which are having 24 metre wide road on both sides. (and there are just 2 plots having North East direction) whereas there are around 50-55 plots which are similar to Plot 2nd. About your query, It's Suncity Township - I (Sector 35, Rohtak). It's around 45 kilometres away from Delhi border. Would you please mind elaborating this point a little bit more - "For us function prevails over design anyday". If built up area is going to be same in both plots then how it affects functionality? Thanks a lot for your detailed input.
