coming to the dining area..yes id say you remove the seating entirely and concentrate on a foyer area since you already have space for a drawing room on the floor.. id suggest erecting a glass and marble wall in line with the wall that runs between the pooja room and the bedroom..say a bit of marble-glass-marble-glass-marble.in this case you have a small foyer area demarcated by this wall feature.you can deck it up by placing a nice console table in front of the central marble wall with a nice mirror to reflect the space and make it look larger or a sculpture with beautiful bracket lights on either side to accentuate the same.and on the backside of this wall you could have a crockery unit with a huge painting or a cluster of family snaps above it. if you could brief me a little on the look you're adapting for your house i could suggest some more treatments for the walls.if you want to avoid using too much marble you could also opt for a marble wood and glass look where you could take out some concealed storage for shoes etc. regarding the drawing room - what about a huge 4 seater in the center instead of 2 - two seaters with a table in the middle as in the plan..if you remove the central coffee table maybe you could replace the single seater with a chaise for 2 and also replace the 2 center tables with a nice long table in the center with an area rug running below it..if you could help me with the room dimensions maybe we could add 2 pouffes in front of the 4 seater so it creates more seating and doesnt obstruct the view if you plan to put a TV on the wall. what look do you have in mind for your terrace garden ? something zen or a little rustic toeing on the lines of the contemporary ? sorry for the late reply as i was travelling.. hope this helps! :)

Like thinking about three viable plans gives you greater flexibility if some elements are unworkable after talking to your designer/architect. They also help you clarify the mix of elements that are most important and the least to your family and your lifestyle. You also need to separate your interior design and completion of the home budget, which includes new fittings and furniture, garden treatments, etc., from the building budget. Finally, after working out a budget, determine if your expectations are realistic. If certain elements may make you go over budget, tweak and adjust your plans so they are viable. Once you have finalised your top 3 house plans, you should choose someone to make them a concrete floor plan to develop. if not? try these tips to communicate your vision - use software, Pin it, make mood boards and gather sample materials. The kitchen sink should go towards the corner next to the stove area since the plumbing would be easier due to the bathroom pipeline on that wall. The stove should be moved from there to the basin area but more central. I couldn't zoom in but what is loft above. Anyway, I think you could get rid of that wall and make it a half wall, and include a counter with 2 -3 bar chairs like for quick meals. Puja area, I think would be better elsewhere since there is non-veg food and sometimes alcohol consumption. You could have more like a partition shelf wall between dining and living, need to think more on moving the puja area somewhere else. Also, since the common bathroom is right there, you would not need another basin next to the dining area, its just not a good sight . You could mail me the floor plan and we could work on it more elaborately, but this is simply a skimmed review of the layout. Hope I was helpful .

TV position looks good to me as is. All you need to do is bring the sofa in the center of the living room - and facing the TV unit (see how much space are you getting around to walk) You can have a nice central rug and dazzling chandeliers / hanging lights above the sofa set. The wall opposite entrance can be your feature wall because it faces the entrance so everytime someone enters , they will see that wall first and it should create an impact. The feature wall ideas include - Have a beautiful Mandir there ( I don't know what the Vastu is of the flat so plan accordingly) or make it a nice reading nook with a lazy couch / chair and a lamp or planter . If you don't wish to do any of the above then make an accent wall - have a very quirky wallpaper backdrop and have two high back chairs with a coffee table. you can have innovative hanging lights on any one side. If you want to increase utility of your house then you can also have a sofa cum bed there - which can be used by guests / friends etc.
