Living Room Dining Room Exterior

Seeking help regarding modification of living/dining in current layout

I have 3BHK of 1038 sq. ft. and bit confused about the space of living/dining since dimensions of 3 room along with attached bathroom, Kitchen, Balc are very much standard.
Hence, want to know how can I utilize the space without any demolishing or if required then how it can be modified?

Hello Satyajit,

Do you need three bedrooms? If no, then if possible you can interchange the bedroom with kitchen. This way you can use the veranda space for the utility and have the kitchen and dining in one room.

For better planning, you need to send other details.

Yes, that was my first and foremost requirement that is 3 bedrooms. Apart from that just trying to understand how can I utilize the existing space for both both dining and living with having a good interior structure.

Thank you nagadeepti, but there is an issue, my father has already finished with the basic foundation,sump, and pillars when I tried to tell him about the option he said that its not possible to change the plan , Please let me know if there are any other option , i have included the ground floor plan as well ,I thought of swapping the bedroom to kitchen in first floor , let me know if its possible according to vastu since its north facing site with roads on both north and south . we have made slight changes instead of full utility in ground floor its only till kitchen , bedroom is extended to make 9*10, and kink for fridge is removed . balcony in second floor is removed . Kindly help if there are any other suggetion to make look house spacious. stairs to the terrace from outside has to be there. I know iam asking for more in a small space.but please help. finally this is the elavation we have decided on with a little bit of modification like extended balconies. Deepak sir ,just saw yr plan. Your Toilet that is attached to M.bed can be compromised .It's outer wall seems to be 9" thick. Reduce the bathing space inside by 9" and include that in your balcony. Ofset created an have a front load washing machine, a counter on top to have an extra wash basin. The toilet should have translucent fixed glass and exhaust on top. Hope this helps.

Thanks Rupal for your response. I have not started the construction yet. 1. I agree, thanks for suggestion. But on the 1st and 2nd floor will be keeping the small kitchen size so that two families can reside(on rent). 2. Yes, its a joint family. I would be happy if you can elaborate a little more on it. 3. Basically, I will be residing with my family on ground floor and other floors will be on rent. So need to design accordingly.

You should ideally use multi utility furniture. A TV unit with in built or foldable dining table. Use big mirrors and light colors to give a spacious look. Because you have a big window ( in the living room) . That can be the accent wall with some dramatic curtains and a corner drop light. There is alot we can achieve in this space. This space seems to be quite exciting to design !

The toilet in dining area, adjacent to the M BED. is making space constraint.,

One more option is to convert the small BR into drawing area...

Renovation is supposed to be the best way.

Some ideas for space utilisation,

1) Go for pocket door in the kitchen. This way you can utilise both the walls .

2) If you can include the veranda in the bedroom and if space allows to shift the door on the column side. You can adjust the dining in that corner. And also reduce the length of the bathroom from 9'4" to 8' to make that side a little bigger.
