the design looks great . According to me one side of windows can be used as bed wall . we can have blackout curtains or blackout window blinds . You can even play with drapery to define the area behind bed. We already have seating in the room so next we can do is give a console/ study table with an puffe / chair to it. also one can add a bench at the end of bed. Size you can check on your Autocad . Bed wall should be the focus when one enters the room, so I feel the bed should be placed like this . Dimensions of furniture and circulation space you can work on. Also WC should be on the washbasin side to avoid Future leakages and dampness in bedroom wall. all the best

Hello @Cornerstone Design Studio India No. I don't have any idea about FSI. I will try to learn more about it. Regarding the size of green belt, I have confirmed it from the patwari that Plot 1 has got 5 metre green belt on both sides. He told me that: All plots with 24 metre facing road are having 5 metre green belt whereas plots with 12 metre facing road are having 2.5 metre green belt. (It's 4 or 3.5 metre in case of 18 metre road, I don't remember exactly). About that bold line, I am sure that it is not representing width of green belt. (Check below image as that bold line is having same width for 12 metre facing plots). So what do you think now? Should I become that lucky guy to own plot 1? Check out whole map and there are hardly 3-4 corner plots which are having 24 metre wide road on both sides. (and there are just 2 plots having North East direction) whereas there are around 50-55 plots which are similar to Plot 2nd. About your query, It's Suncity Township - I (Sector 35, Rohtak). It's around 45 kilometres away from Delhi border. Would you please mind elaborating this point a little bit more - "For us function prevails over design anyday". If built up area is going to be same in both plots then how it affects functionality? Thanks a lot for your detailed input.

Hi Rakhi , You can probably follow this : Furnishings : If you wish to retain the Sofa, you can highlight it with bright silk / cotton silk bright colored cushions and throws. Change the curtains to neutrals. Walls : You can also go neutral on the wall colors ( off whites , ivory , beige or light grey) This opens up your possibilities and choices with furnishings and other add - ons. If possible you can get the exposed brick wall done on of the walls ( the entrance console wall for example) and have lot of interesting frames on it ) Artwork / frames : You can add lots of art work frames ( on the sofa wall ) of various style and types ( like in the grey wall pic attached. ) You can even add sari frames like in the pics attached above. would specially advise to add artwork frames on the entrance wall to hide the MCP (electrical board) or even a nice mirror. Plants : Please add lot of greens , it really lights up the space like no other artificial prop can. You get lot of low maintenance indoor plants they brighten up the space. Please note : You should first choose whether you wish to go for a traditional look or a modern or even a blend of the the two and then choose artwork and furnishings accordingly. I think what cornerstone means is what have you planned in the nearby areas? what does your client like? what was the initial intention of cladding this in MDF? you can put mirrors, jaali, play with paint. it will depend on what your client likes
