yvonne, yes i guess we can use it in the dining. The dinining room is small and doesnt have any windows. the kitchen has a lot of natural light that will come across to the dining due to the open kitchen plan. We will be buying new furniture for the dining. We could buy a glass top table with wood chairs / wood table with wood chairs. The room will be painted offwhite similar color as the base of this fabric. All walls will be painted the same color by the builder, Afer taking possession of the house we can repaint it where needed for accent wall etc. Its an appartment, we live in India.

You're dreaming. Lovely to look at but....where do the toothbrush and toothpaste and hand soap and brush and comb go? In that drawer you need to stoop to reach? Or do you carry them in from somewhere else each morning? To make this a working bathroom you need cabinets to hide things or shelves to put things on.This sleek vanity invites unsightly clutter to mess it up in real time. And that faucet is not one i'd recommend: i have one so i know. A drippy hand reaches to shut off the water and all those drops from your hand land on the shiney chrome spigot and gets it water-spotted with every use. Extremely unsightly and annoying.Also ours started leaking from the gap between the control and the upward tube leaving streaks of calcium deposits along its entire length. You'll be working MORE to keep this bathroom looking clean and tidy cuz there's not sufficient nor practical storage to hide stuff...But I agree...it's beautiful.

Hi! This is my first post on here- sorry in advance for the length! We recently purchased this 1930s colonial and we are renovating to make it more functional for our lifestyle. We just got engaged, no kids yet but hope to in the future. We love the charm and character of the house (millwork, crystal knobs, red oak floors) but it needs some work. It was also in a great location for us, close to family and where we grew up. Here are my dilemmas/concerns/questions: The previous owners had an addition put on in the back (9x6.5) in the kitchen area which is where the sink and dishwasher are. Problem is it creates an awkward corner and weird layout. We were thinking of knocking down the wall between DR and kitchen as it is non load bearing. But wondering if bumping out that corner / reworking the back area would be better as there is a lot of space back there , but we also are on a somewhat tight budget so I realize that may not be a possibility right now. Previous owners also converted a closet into a powder room on first floor which is great to have but really blocks the flow of everything, I would love a hallway that you could see through to the back of the house from the foyer / entryway. Just feels so cramped there. Painter had said that in order to paint the wall up the stairwell, he would need to remove the posts on the staircase which I definitely don't want to do. I was wondering about relocating the powder room, maybe under the stairs, to create more of a thruway space? I would really love to create a space for a washer dryer on this level too. Since there's already plumbing there, wonder if this could be done around the powder room? Or would this really interfere with my idea of the open hallway? I don't hate the idea of a separate, formal dining room, and would keep that wall if we could, to maintain that original aspect. However with eventually having kids I feel like we would need somewhat more of an open plan so that I could have eyes on the living room in some way / while cooking in the kitchen? I realize my wish list is large, and there may be some contradictions in there. But overall, just trying to create a plan to work towards, do what we can now, and have something to work towards in the future. Any advice would be GREATLY appreciated!!! Pictures attached! Almost 30 years ago my husband and I renovated our now 60 year house by adding a 620 sq foot kitchen/family room to the south side of our house. Over the years, this room has been very well used and we have loved it, but since it never really "functioned" well and the cabinets and counters are showing their age, we have decided now is the time to remodel. The kitchen area of the room is about 12.5' long (east to west) and 25' wide (north to south). The room is sunny and bright. We are both retired and hope to stay in our home for at least another 10 years. We are only 2 people at present, but hopefully our immediate family will grow in size. We also enjoy entertaining and hosting parties. A few considerations: We have a desk in our kitchen and we have a large screen computer on it. The designers have suggested getting rid of the desk, but although we don't use it as our "office" we do like it very much for enjoying our photographs, facetime friends and family (particularly helpful during this pandemic) and of course the odd or frequent google search and checking email. The most used entrance to the kitchen is from the east through the laundry room. If one follows this route (through the north perimeter of the kitchen) it leads to the rest of the house. The kitchen exits to the hall leading to a guest room and bathroom. The other exit(s) are to the formal dining room. French doors on the south lead to a sundeck. The main wall in the "kitchen" area is about only 10' long and it would not be practical to fit the fridge (36" wide, counter deapth), gas cooktop (30" wide), and double wall ovens (30"wide) on ONE wall. Some people have suggested getting a range rather than a cooktop and separate wall ovens. We feel it would be very hard to get used to bending down to take meals out of an oven below the counter and we know this is going to become even trickier as we get older. We have had a large "blank" island for years and we have absolutely loved it: lots of room to bake and prepare and also a lovely area to put out food when entertaining. Some designers have suggested putting the cooktop on the island but we are very reluctant to do this. We don't necessarily like the idea of the cooktop facing a wall, but there is window slightly to the south, so it shouldn't be too bad. We have decided to put a prep sink at the north end of the island. The new island will be about 9' long and 4' wide. Main question: Our main question regards the "prep/work area". Should we include the fridge in this work area? Or, the ovens? In the present plans we have the fridge in this work area, and the ovens on the wall opposite/across the traffic route. We did this because we go to the fridge much more frequently then the ovens, but we are not sure if this is the best choice. It is exceedingly important to us to try and keep the "peanut gallery" out of the prep/work area. So knowing that people go to the fridge more often than the ovens, maybe we should swap the fridge placement with the ovens? We are putting a beverage fridge in the bar area of the kitchen. Well away from the prep/work area. Since we (like everyone) are very very keen to get this right, we would really appreciate your comments. We are only at the design stage, so nothing is of yet written in stone. Thanks so much.
