Comments (10)I just figured it out: This person is from India (hence no bathtubs - these are wetrooms w/ shower only and a floor drain) and since this is a corner lot hemmed in by neighboring houses, OTS = Open To Sky... ...and that massive staircase probably goes up to the roof where they have their only outdoor space as well as space for hanging laundry, etc. IMO, putting the car on the exposed corner is the worst use of space and light - I'd stash the car on another side against the neighbor's house where there's no light - locating the public rooms and the kitchen along the front of the house and the bedrooms in the back where they don't necessarily need daylight - perhaps through the use of clerestory windows into the public rooms, the light can be borrowed for the center bedroom... Either way, Inkwitch is right (if a bit abrupt) I'd get a new architect who has some talent for efficient small space design to do your home....See MoreNeed help with floor plan enhancements
Comments (11)@soberg: on the toilet entry we thought we could have a 2 way access to the corner most toilet - one from the closet side and another from bedroom 3. @ eagledzines. Thank you for the sketches! On the high ceiling do you think we could juggle the entire layout of 1st floor a bit to accomodate a small family room (hall) where the staircase opens along with 2 other bedrooms. We are ok to compromise on the room sizes a bit and toilet / closet positions can be changed too as long as pillars are not affected.. The kitchen changes sound good. I was also wondering if it would be ok to have the sink right below the window. Thereby freeing up more cooking or prep space....See Moreneed help in planing is it good..
Comments (10)Very interesting space and the exterior looks fabulous. My only critic is that I don't really love the kitchen layout. I feel like the peninsula cuts off the flow, but I understand the reason for wanting to have the cooking area on the peninsula facing the dining area. I feel if you were to get rid of the peninsula and add cabinetry on the blank long wall with the cooking area, you would be able to get more counter space for prep and additional storage. Perhaps you would also be able to incorporate a table island. You may need to relocated the sink onto the back wall to comfortably add an island/table. Comments (18)I would consider putting cabinets on the short wall where the utility wall is. Have your stove there centered on the area. Move the sink so it is centered on the long wall where the cooktop is now. Put the fridge on the end run of cabinets closest to the dining table. That will give you an L shape kitchen with a nice work triangle. If you have your heart set on an island remove all the wall cabinets and install a large island. This is not the style of your kitchen but it does show the layout I described above. L shape cabinetry with stove on short end, sink in the middle with DW to right of sink with cabinet above it for dish storage and the refridgerator on the end run so it is out of work triangle and conveniet to the dining area for serving or work triangle for prep and cooking. Island can be any style you desire. L shape with island and open across from island; you might consider this layout if you desire an island. Something like this?...See MoreStaged for Perfection
