Comments (10)nben1, Hi, I would open a 42" to 45" opening on both ends of the wall between living and study. That would leave room for a TV with components in a unit below. A desk would be nice in the back left corner of the study, with art or photo above, a chair in the back right corner and a chaise or small sofa on the wall behind the tv. That would make everything look roomier and make the study more inviting. In the living an L shaped seating would be nice floating with a small console behind. Like thinking about three viable plans gives you greater flexibility if some elements are unworkable after talking to your designer/architect. They also help you clarify the mix of elements that are most important and the least to your family and your lifestyle. You also need to separate your interior design and completion of the home budget, which includes new fittings and furniture, garden treatments, etc., from the building budget. Finally, after working out a budget, determine if your expectations are realistic. If certain elements may make you go over budget, tweak and adjust your plans so they are viable. Comments (7)Greetings of the Ramsha! Some of the points to consider in the attached floor plan are as follows: The master bedroom in the front is devoid of any storage. Addition of wardrobes will cut into the size of the bedroom, leaving you with a minimal sized one. The position of the common toilet is inconvenient as it is located quite far from the common areas. You might consider a powder room and connect the present common toilet with the adjoining bedroom, which will present an opportunity to rework the furniture layout as well. The size of the kitchen can be reduced to some extent, giving some precious square footage for the living area. The present living area( drawing dining) seems very tight. Consider the location of the staircase. Rotating it to be vertical will free up some valuable space. In case of any queries, please feel free to contact us.
