Comments (12)Raj - What you say is true that a lot of interior design's margin is in furniture. I will not sugar coat it. And many designers may seem to be more interested in that when you bring them in. But I have had several clients call me over the years saying they are building a new home and would like to consult primarily on layout. When you speak to someone is tell them you are not ready to order furnishings or window treatments, but that you would like a contract that focuses on layout, planning, and interior detailing (i.e. doors, trims, floors) - i.e. the bones of the house. What I would suggest is when you call for a designer, you be prepared to pay a good consultation fee. A good rule of thumb is that you can expect to pay between $3-$10 per square foot of your home depending on the area of your country and the expertise/experience of the designer. If you are not averse to paying this type of fee, and communicate to the designer that your interest is in getting the best solutions, not in purchasing furniture at this time, I'm sure you will be able to get the level of service you desire. If someone you talk to doesn't seem thrilled to provide this kind of service, move on to the next person. Don't rely on "fame" or how well known someone is. They may be well known for doing show houses or just because they've been in the field the longest in your area. Not because they're the right fit for you. You could also check the Houzz directory for good designers in your area. The difficulty is that there are often decorators whose expertise and focus is really just on furnishings not so much on construction - and they serve a purpose for their clients. But there are other designers who provide more of a wholistic approach and have more familiarity with building a new home. These are the people you should seek out. Houzz is a fantastic community - and as I said you may get good advice here but there's really no replacement for someone to work with you in person. Comments (4)You list is all "stone" products. Stone products are natural. The durability is guaranteed with stone. Stain resistant...remove marble and granite from your list. Both can stain and etch and both will do this with "flooring" more than they will with a counter top. Gloss levels all change...but it will take years to do it. All stones have maintenance = homeowner needs to work at keeping stone looking good. Stone = expensive. There is no "benefit" for "reasonable" when working with stone. They all cost plenty of money. Stone is expensive. No way around it. If you want "glossy" that doesn't stain for a "good price" then you have forgotten to mention the BEST option: porcelain tiles. Porcelain will do everything you want for a lower price. Stone is expensive, it can stain (especially "oil" stains) it will "etch" or lose gloss level with certain liquids (acid based liquids will do this) and they all need to be maintained and eventually need repolishing to maintain "gloss". Comments (21)For the living room, the focus should be the balcony area. So flipping the couch to face the wall and not the dining table will help. Kind of like this pic. Even if you already have the sectional that is in the diagram, you should be able to flip it. In fact a sectional would probably work better than the couch in this pic. I also really don't like the style of this pic, but it showed what I meant, For the girls' room: No matter which bedroom you choose, you should maximize floor space so that they have the biggest play space possible in their room (as they get older you can add desks for school work and such). To get this space, I would give them bunk beds. This configuration gives them an open feel and more storage, essential for girls. You posted two different kitchen designs. This makes it hard to give you advice. I agree with other posts that your sink should be away from the wall. This allows you to have stuff to the left of you (drying dishes in my house), while you wash vegetables on the right of the sink. You need the same space on both sides of the stove, also. At least 24 inches on both sides is good. 36 is better, though. The first design has a nice little countertop space that adds a place for your daughters a space to sit a watch/ talk to you while you're in the kitchen. When they added this to the first design, you lost cabinets on the other wall. This is bad, as the space is already storage limited. Try making the rounded countertop bump out into the living space more. If you play with the shape, you could make it work without losing the cabinets on the other side. It doesn't have to be rectangular or a perfect circle. You can see how this one isn't confined to the floor plan of the kitchen.
