The main issue is that local ordinances require setbacks from property lines and these free samples may not fit what your local building department may require. You can usually access the setback information from your building department online, but a trip down to talk to a planner may be necessary. Start there, finding a house plan that fits within that footprint is the second step.

You need to create two sitting areas within the space, and pull them into the room (get them off the wall), also I can see from the fantastic chandelier that you have, that the dining table must stay where it is. I would recommend you go with 3 large area rugs, at least 10x12 looking at the size of your room.
