Urban living usually translates to vertical living, which, in turn, means apartments that have precious little square footage. However, there’s a lot one can do with barely-there real estate. These remarkable homes (no surprise they are all in Mumbai), all less than 1000 square feet, are exemplary in combining style and comfort and making the most of their small area.
deSigneR - Architects and Interior Designers
1. Where: Mumbai
Size: 80 square metres (861 square feet); 1 bedroom; 1 walk-in closet; 1 bathroom; 1 powder room)
This tiny home was remodelled to maximise hitherto-unused spaces and to boost utility. The living area is divided into three zones flowing into each other – the living room, an informal lounge and a bar area. Furniture was customised so that each piece fit in the space designed for it.

The dining table doubles as the bar counter, while the bar unit is tailored to hold specific-sized bottles and glassware. The bunch of globe lights over the dining table, apart from adding a trendy touch, serve to demarcate the lounge area from the bar. An open-plan kitchen off the bar area melds in effortlessly; with no partitions in sight, the entire space has an easy flow. The floor-to-ceiling mirror grid is a great tool in visually doubling the space.

The bedroom is separated with the help of a glass partition, allowing light to flow in when the owner is home alone; roller blinds placed over the partition ensure privacy when entertaining. It is notable to see the extensive use of glass in expanding the space; this has allowed the client to use rich, luxurious fabrics (velvet and tufted fabrics) and deep jewel tones without overwhelming the small space.

2. Where: Mumbai
Size: 75 square metres (807 square feet); 2 bedrooms; 2 bathrooms
This Mumbai apartment is a study in minimalism without sacrificing aesthetics. A monochromatic scheme informs the entire home; soft neutrals, be it sandy coloured walls or cool grey floors, team up to give the home a light and spacious vibe.

Large glass windows (with no grilles, surprisingly) in the living room are the focal point, looking out on a verdant view; they let in loads of light at the same time, bringing the outdoors into the home. The ceiling is characterised by evenly spaced slats, adorned with track lights that illuminate the space warmly. A corner of the living room is taken up by a kitchen distinguished by floating shelves and a foldable dining table and chairs that can be used as and when desired.

The single bedroom follows the same colour scheme as the rest of the home. Recessed grids in the ceiling, with spotlights embedded in them, serve as a design element as well filling a practical role. Throughout the home, pops of colour via bright cushions relieve the monotony of monochrome.

Studio Osmosis
3. Where: Mumbai
Size: 43.6 square metres (470 square feet); living area and kitchenette; 1 master bedroom; 1 guest room-study-TV room; 1 bathroom
A stopover home meant to be used while on business visits, was completely remodelled into an open-plan space after getting rid of unnecessary walls, small windows and a false ceiling. The linear apartment makes the most of the sea view by carving windows into the sea-facing wall.

Studio Osmosis
The various spaces flow into each other, distinct in use but unified by a seamless chocolate flooring. The compact living area, comprising two armchairs, shares space with a modular kitchenette running along the length of the opposite wall. The bedroom on the far end is cordoned off by semi-transparent foldable doors that can be stacked up when required, thus opening up the entire space.

The studio apartment manages to squeeze in a guest-cum-study-cum-TV room with the help of a minimalist sofa-bed in one corner, while the wide window ledge (unseen) doubles as a study table.

MuseLAB
4. Where: Mumbai
Size: 58 square metres (620 square feet); 2 bedrooms; 2 bathrooms
The single owner of this apartment wanted a cheerful, fun space with a personal touch. You can see the aim was achieved as soon as you enter the apartment – the lobby is flanked by a colourful shelving unit (the lower part of which doubles as shoe storage) on one side and black-and-white family photos on the other.

Minute attention to detail lends unique character to the flat, such as the metallic bird knobs on drawers and the customised furniture with quirky tweaks (note the different legs on the coffee table). A large semi-open book shelf acts as storage as well as a divider between the living room and the kitchen that is behind it. The screen-printed tile wall behind the lounger is actually the client’s wardrobe.
MuseLAB
The TV room doubles as the guest bedroom; folding doors allow flexibility in maintaining privacy or enlarging the living room area when left open. An L-shaped sofa converts into a bed when required. The main bedroom features back-painted glass on the wardrobes, an effect that visually doubles the room.
