Being able to build your own house is a wonderful opportunity, and when you should be able to customize it best to your own personal needs. So you'd need to be more specific about your family & lifestyle .. how many bedrooms & bathrooms do you want/need? How old are each of the family members? Will the house be detached, semi-attached or attached .. which controls window placement? Do you have a casual or formal lifestyle, want individual rooms, or open concept? Does family do a lot of cooking, and have activity revolve around the kitchen? Does that "triplex" include a basement and/or garage? Bottom line, is that "the best ever designed plan" might be totally different for you, than me, so a designer needs more details from you!

Hello, Could you please mail me the exact measurement layout of the living room, kitchen and dry balcony area. I would suggest you to swipe the dining area with the living area as it will give an open space at the entrace. This will require a little bit of civil work if you are okay with that. Design Idea : The dining area can be made with wall mounted ledge on one side and 3 chairs on the other side. A 3seater sofa can be placed on the common wall between the kitchen and exisiting dining area with tv unit on the opposite side, this will restrain the view of the kitchen when guests visits. Attaching the reference of the dining area which can also be used in the current layout

I would however like to clarify my requirements/dilemma a bit more. 1) The built/carpet area for this 3 BHK is about 1600 sqft (Superbuilt 1960 sqft). What is the appropriate tile size I need to scout for? More specifically, will Ultima-range-like huge tile sizes (i.e. 120x180cm2, 120x120cm2) be suitable for this area? 2) While I am thinking of white (based) tiles, I am not necessarily looking for super-white tones (it gives a bit of a commercial look, and will need extreme maintenance). Something more practical, and with some depth/dimension is what I am trying to identify. Any suggestions? 3) Would you advice that I consider other white-toned flooring options like Terrazzo (Bharat Floorings is having a Cast-in-Situ option, but I am yet to go to their showroom)? Why bathroom is in front of the house? Is there any specific reason? Why not put the kitchen in the place of bath and put the bath in the place of kitchen with a corridor to go to utility area?
