builder not agreeing for civil work

I am buying a ready to move in flat, builder is not agreeing for civil work changes.I have mentioned politely will ensure no beam is touched only minor changes like extending the sliding door provision by 1ft, removing the hollow bricks to have an open kitchen. Any idea how to convince them? Association is also not agreeing. Will there be any problem if I make changes once the registration is done? Any suggestions or idea will be appreciated.

It is a very subjective thing and varies for each project stage, builder and owner.

Best way would be to go across the neighbourhood and see the changes made by neighbour if any.usually minor civil changes are allowed but external facade/Structural changes are not.

Let's first understand the process any Builder goes through while the construction of the new building.

The builder submits a detailed design proposal to the local authorities like municipal authorities or building development authorities of the city, for the approval of the building design.

The authorities diligently check the suitability of the design and construction proposal in terms of structural stability, fire safety, and occupant wellbeing.

Your builder might have submitted a similar proposal to your city's authorities for approval.

It is only after the approval and formal sign-off from these authorities that the construction of any project starts on the ground.

Once the proposal is approved, it becomes legally binding for the builder to follow. Any further changes, whether major or minor, invite a repeat of the above process again. This becomes time-consuming for the builder who has already invested a lot of time and money in the project.

Also, the building cannot be given an occupancy certificate while it is under scrutiny, which further delays the residents moving in.

It becomes annoying for your neighbors in case of any post-occupancy rectification to the layout of your flat.

Hence, in your case, both your builder and residents' association are not showing interest in your request.

Ideally, any such requests like yours can be easily accommodated by the builder while in the planning stage of the project before the submission for building approvals.

I recommend not changing anything at this stage as it might invite you to a penalty later.

You have all the reasons to redo the house, its very lifeless and looks worn out. I feel creating a separation will terminate the spaciousness of the room. Adding colours will surely help, Since you have a tan color sofa,I suggest grey, white or light blue color on one of the walls. Add some art works of the color you chose for the wall. This room needs some fillers like , books, throws, candle stands tall and lean. YES DON FORGET 1. Mount the tv on the wall make some space on the floor and Fix a large size mirror ( Wooden Frame if you can afford).

Hi Good Morning! Location is Goa, well I don't have a revised, request the builder to provide me one. The north is towards the master bedroom, balconies to the east are still part of the plan whereas smaller balconies to the west ones have been integrated with the kitchen and master bedroom resp. Hi Ruchika, I you are only considering to buy thins flat, I would suggest don't. Here are the reasons why - 1] The entry foyer leads you to a very large unnecessary dining space while on the contrary the family and living areas are too cramped. 2] Entry to two bedrooms through the kitchen is a bad idea. 3] A lot of space has been eaten up by the utility making the maid's room way too small and without any kind of storage. The utility also has very poor ventilation in terms of a small window and the maid's room has one looking into the duct. 4] Way too many service ducts. They could have been minimized by conscious design decisions. Mirroring and pairing bathrooms to share a duct is one way to do it. 5] Creating another bedroom would only mean compromising either on the family room and you will be left with a small living area. 6] Although the plan shows a carpet area of around 1900 sq.ft., the effective usable area is way less thanks to so many small corridors and passages. 7] Bedroom 1 has no wardrobe space at all whereas there is a huge storage in the foyer. The wardrobe space in bedroom 2 cannot be used if a TV unit is provided there. 8] Incorporating civil changes would only increase your expense and not achieve much. My suggestions: - Go for parallel counter units as shown in picture (below) - Dark blue: fridge, light blue sink - Opp. to fridge, left of hob, you may go for a tall unit (7' tall x 2' wide unit, to maximize storage space)... the remaining 7' width in room (I see room width is 9'4", 2' goes for tall unit, assume 4" wastage)... get 75cm or 60cm hob, this is will still give 2'+ area on either side of hob as 'work area', which is sufficient - I would suggest against U space kitchen, as it will create two corners, and you will be left cramped for 'work area' around hob and sink. Corners pose a challenge for effective usage of storage as well. Might compel you to buy expensive corner units - if you feel you have less storage, either go for loft, or make that tall unit 7'6" and have overhead (above counter units) as 2'6" instead of standard 2' - If you go for loft, you may make the loft U shape (if you have an interior designer, ask them to render it, to see whether you like it aesthetically) All the best, Gopi
