builder not agreeing for civil work

last year

I am buying a ready to move in flat, builder is not agreeing for civil work changes.I have mentioned politely will ensure no beam is touched only minor changes like extending the sliding door provision by 1ft, removing the hollow bricks to have an open kitchen. Any idea how to convince them? Association is also not agreeing. Will there be any problem if I make changes once the registration is done? Any suggestions or idea will be appreciated.

It is a very subjective thing and varies for each project stage, builder and owner.

Best way would be to go across the neighbourhood and see the changes made by neighbour if any.usually minor civil changes are allowed but external facade/Structural changes are not.

Let's first understand the process any Builder goes through while the construction of the new building.

The builder submits a detailed design proposal to the local authorities like municipal authorities or building development authorities of the city, for the approval of the building design.

The authorities diligently check the suitability of the design and construction proposal in terms of structural stability, fire safety, and occupant wellbeing.

Your builder might have submitted a similar proposal to your city's authorities for approval.

It is only after the approval and formal sign-off from these authorities that the construction of any project starts on the ground.

Once the proposal is approved, it becomes legally binding for the builder to follow. Any further changes, whether major or minor, invite a repeat of the above process again. This becomes time-consuming for the builder who has already invested a lot of time and money in the project.

Also, the building cannot be given an occupancy certificate while it is under scrutiny, which further delays the residents moving in.

It becomes annoying for your neighbors in case of any post-occupancy rectification to the layout of your flat.

Hence, in your case, both your builder and residents' association are not showing interest in your request.

Ideally, any such requests like yours can be easily accommodated by the builder while in the planning stage of the project before the submission for building approvals.

I recommend not changing anything at this stage as it might invite you to a penalty later.

Thanks Pragati, it looked to me like some sort of high polished quartz stone and if this was the case there would be a way to hide these joints by filling them with an appropriate material and polish them thereafter. So I guess, the framing-idea with the LED-Strips which pollyannagal mentioned would be a good option. You could also tape some sort of accent-tape over the joints or even just LED-Strips to hide these ugly joints. Cheers Bertram

hello sagar! Congratulations for your new home. since the possession date is 2023, you are well before the time. Hi greetings from Aura I suggest ask your builder to assist you. involve him/her in this technical decision its very important do not rule out their suggestions on this. its important to follow them one mistake may cause severe problems just to avoid that take marking also how much you can break.
