When a turnkey project (Design + Execute) is assigned, overall costs remain low and would be better negotiable with the construction firm. For design only, it depends on the intricacy of work and the BUA of house. Normally, a site visit and a 2D/3D layout without approval assistance would come in between 2.50- 30 rupees per sqft of BUA depending on the firm's category. Addition of wardrobes will cut into the size of the bedroom, leaving you with a minimal sized one. The position of the common toilet is inconvenient as it is located quite far from the common areas. You might consider a powder room and connect the present common toilet with the adjoining bedroom, which will present an opportunity to rework the furniture layout as well. The size of the kitchen can be reduced to some extent, giving some precious square footage for the living area. The present living area( drawing dining) seems very tight. I am talking about the points or anything that would be worth it . It’s a last week to add in anything I would in my new construction home . I live in Calgary and it’s 2805 square feet house . I am looking to built in it a luxury way . Anything you think of that would be useful for personal use . I have added ceiling speaker , I am contradicting on it . I am adding house 3 d maps to help better . I have added 2 speakers in greater room area , 2 in kitchen and two in loft . Please guide me is it worth having ceiling speakers if we do house parties or is it does better to have a music system or anything handy .
