Comments (300)I think a comfortable distance between the island and the counter is around 42". It seems that you have only 30" between your cook top and the counter. I might be a little too tight. The wall between the entrance and the kitchen could be 4' long instead of 6', you would then be able to move the island a foot which would give you more room between the cook top and the island. Could you switch the location of the toilet and vanity in your dad's bathroom so your enter facing a vanity instead of a toilet which is a lot nicer....See MoreDesign Input for new 3 BHK flat India
Comments (21)For the living room, the focus should be the balcony area. So flipping the couch to face the wall and not the dining table will help. Kind of like this pic. Even if you already have the sectional that is in the diagram, you should be able to flip it. In fact a sectional would probably work better than the couch in this pic. I also really don't like the style of this pic, but it showed what I meant, For the girls' room: No matter which bedroom you choose, you should maximize floor space so that they have the biggest play space possible in their room (as they get older you can add desks for school work and such). To get this space, I would give them bunk beds. This configuration gives them an open feel and more storage, essential for girls. You posted two different kitchen designs. This makes it hard to give you advice. I agree with other posts that your sink should be away from the wall. This allows you to have stuff to the left of you (drying dishes in my house), while you wash vegetables on the right of the sink. You need the same space on both sides of the stove, also. At least 24 inches on both sides is good. 36 is better, though. The first design has a nice little countertop space that adds a place for your daughters a space to sit a watch/ talk to you while you're in the kitchen. When they added this to the first design, you lost cabinets on the other wall. This is bad, as the space is already storage limited. Try making the rounded countertop bump out into the living space more. If you play with the shape, you could make it work without losing the cabinets on the other side. It doesn't have to be rectangular or a perfect circle. You can see how this one isn't confined to the floor plan of the kitchen. I think this is what you would need to do to make it the most functional....See Morefloor plan for 18.5 * 30
Comments (6)Hi Raghu, Rashmi again. I found a book on house plan for Indian homes with two-three plans for the almost same size of your plot that may be helpful for you. "How best to plan and build your home: a total guide for the owner", written by Debjani Raychudhuri Dutt, published by Pustak Mahal. Don't open in the side of poultry firm. It will stink. Open the house towards the road side. Will you use the eastern side house's wall as the common wall with your house (Means you adjoin your house with the eastern side house)? You may plan for a linear house on that case with closing the eastern and southern side and opening the western and northern side. If you provide your email id, I will send you a linear plan that you can alter based on your need. Try to use the space under the staircase as kitchen/toilet/store for your house. I also check your previous plan that you uploaded on houzz. Can't you put a bedroom on first floor? That make your ground floor more spacious. Why not try to search on google puting you plot size. You may find many plans that you can alter based on your need. You may put serch on 'linear house plan on tiny plot' etc. You can also search on tiny house stories on houzz Australia and houzz USA....See Moremy new house floor plan
Comments (14)The kitchen sink should go towards the corner next to the stove area since the plumbing would be easier due to the bathroom pipeline on that wall. The stove should be moved from there to the basin area but more central. I couldn't zoom in but what is loft above. Anyway, I think you could get rid of that wall and make it a half wall, and include a counter with 2 -3 bar chairs like for quick meals. Puja area, I think would be better elsewhere since there is non-veg food and sometimes alcohol consumption. You could have more like a partition shelf wall between dining and living, need to think more on moving the puja area somewhere else. Also, since the common bathroom is right there, you would not need another basin next to the dining area, its just not a good sight . You could mail me the floor plan and we could work on it more elaborately, but this is simply a skimmed review of the layout. Hope I was helpful ....See MoreJosieLand
