Being able to build your own house is a wonderful opportunity, and when you should be able to customize it best to your own personal needs. So you'd need to be more specific about your family & lifestyle .. how many bedrooms & bathrooms do you want/need? How old are each of the family members? Will the house be detached, semi-attached or attached .. which controls window placement? Do you have a casual or formal lifestyle, want individual rooms, or open concept? Does family do a lot of cooking, and have activity revolve around the kitchen? Does that "triplex" include a basement and/or garage? Bottom line, is that "the best ever designed plan" might be totally different for you, than me, so a designer needs more details from you!

Why not just add a giant mouse hole for the kids to crawl through ! Much more fun ! ( and easily blocked up again when they grow)

The places I'd actually put a fridge: 1) The main one in the kitchen for everyday use. 2) a spare in the basement near the TV room for snacks & drinks when people come over to watch a game or teens are hanging out. Also used as extra storage when buying things in bulk or when preparing Thanksgiving dinner. 3) possibly a spare in the garage for drinks when I'm working outside and don't want to track dirt/grass into the house from the garden. 4) a small one in the dorm room at boarding school or college.

total land area is 5000 sq.ft. construction area - 2000 sq.ft Rest is for landscaping. it consists of basement i.e. zym, home theatre ground floor and first floor is complete residencial.
