Comments (8)This is a dilemma indeed! Posts in the middle of rooms are always a little difficult. It would be helpful to have pictures of all four walls to suggest the best layout. From what I can understand of your dilemma, I've attached a layout that may work based on your description. It features a defined entry. So when you walk through the front door, you will see a console table with a couple of ottomans stashed beneath. They can come in handy for extra seating. In front of the console are two arm chairs, followed by a modular sectional - they make up your main seating area. To the right of the kitchen door is a TV console. Behind the sofa is a bookcase and to the right is a round table with a couple of chairs for games, paper work or what have you. You don't mention any windows. Is this the case? Comments (21)For the living room, the focus should be the balcony area. So flipping the couch to face the wall and not the dining table will help. Kind of like this pic. Even if you already have the sectional that is in the diagram, you should be able to flip it. In fact a sectional would probably work better than the couch in this pic. I also really don't like the style of this pic, but it showed what I meant, For the girls' room: No matter which bedroom you choose, you should maximize floor space so that they have the biggest play space possible in their room (as they get older you can add desks for school work and such). To get this space, I would give them bunk beds. This configuration gives them an open feel and more storage, essential for girls. You posted two different kitchen designs. This makes it hard to give you advice. I agree with other posts that your sink should be away from the wall. This allows you to have stuff to the left of you (drying dishes in my house), while you wash vegetables on the right of the sink. You need the same space on both sides of the stove, also. At least 24 inches on both sides is good. 36 is better, though. The first design has a nice little countertop space that adds a place for your daughters a space to sit a watch/ talk to you while you're in the kitchen. When they added this to the first design, you lost cabinets on the other wall. This is bad, as the space is already storage limited. Try making the rounded countertop bump out into the living space more. If you play with the shape, you could make it work without losing the cabinets on the other side. It doesn't have to be rectangular or a perfect circle. You can see how this one isn't confined to the floor plan of the kitchen. We initially planned to renovate our old home. But during the middle of renovation work, we changed our mindset to build a new one. Hence we made a house design by ourselves(3BHK) with the help of our local builder and to save the cost we tried to reuse all possible materials that were extracted while demolishing our old home((i.e.., like red tiles placed on the top of left side of porch). The project is in last phase, now I feel that still we could do something to enhance the beauty of exterior of home by getting some ideas from experts. I like to thank everyone once again for sharing your thoughts! @Rusty Empire : The entire building shown in pic is a single building, because of our inexperienced design it looks like disjointed:(:(. We just finished the painting of primer coating, yet to paint the final color. The pic you posted with color looks awesome, planning to paint the same color. Comments (9)You can go for hard natural flooring for your common areas like hall, dining and stairs. For the rooms its up to your budget. There're so many choices like wooden flooring, Vitrified tiles. Marble flooring. For the bathroom you must go for anti skid floors which have there own specifications. For bathroom wall tiles market is full of choices .You can select as per your choice. About the colors in different areas, you should choose light and bright colors for your common areas. For the rooms, you can definitely play with different colors depending upon the who is accommodating the room and the interior theme.
