On the site of an old family summer cottage, nestled on a lake in upstate New York, rests this newly constructed year round residence. The house is designed for two, yet provides plenty of space for adult children and grandchildren to come and visit. The serenity of the lake is captured with an open floor plan, anchored by fireplaces to cozy up to. This large kitchen is situated in an open plan that includes a generous eating area and a family room. The space was awkward for a few reasons: - The main kitchen wall was part of a ‘bump out’ for the house making for challenging transitions - The large movable wall of glazing at the back wall of the house - The placement of the other glazing that could not be changed for architectural reasons The primary solution was to create the oven niche with an interior design feature. This shape was repeated for the cabinets surrounding the fridge and freezer. The cabinetry for these features was done in a horizontally grain-matched veneer and this was also used for the island cabinets. Instead of the usual wall separating the kitchen and dining room, a wall was created with matching millwork and the horizontal grain matching was wrapped around the corner to the back of the millwork wall. This resulted in a stunning effect with 25 feet of continuous lineal feet of wood panelling that is grain matched. Subtle grey cabinets are muted compared to the gloss finish on the wood grain and are offset by the complimentary mosaic wall tile. The floor is rift oak and the colour of the flooring is used for the custom table, bench and eating bar.

Conceptually the Clark Street remodel began with an idea of creating a new entry. The existing home foyer was non-existent and cramped with the back of the stair abutting the front door. By defining an exterior point of entry and creating a radius interior stair, the home instantly opens up and becomes more inviting. From there, further connections to the exterior were made through large sliding doors and a redesigned exterior deck. Marc Fowler - Kitchen & Bathroom shots Clerestory windows across the top of the vanity, combined with the long vertical window, create strong architectural lines while allowing for form and function to flow together. The vanity, made of natural anigre, float above the limestone tile floor. Natural, and neutral finishes throughout create a calming backdrop to the nature of the outdoors. Small natural stone, mosaic, listello tile flow up the shower walls and onto the ceiling. The sculptural, teak bench moves between the shower/steam shower and the make up area.

A wallpapered ceiling, black walls and high chair rail add contrast and personality to this dramatic dining room. Dark upholstered club chairs and dark wood floors bring the needed weight from the walls to the interior of the room.

An Indoor Lady

Our clients had been in their home since the early 1980’s and decided it was time for some updates. We took on the kitchen, two bathrooms and a powder room. This petite master bathroom primarily had storage and space planning challenges. Since the wife uses a larger bath down the hall, this bath is primarily the husband’s domain and was designed with his needs in mind. We started out by converting an existing alcove tub to a new shower since the tub was never used. The custom shower base and decorative tile are now visible through the glass shower door and help to visually elongate the small room. A Kohler tailored vanity provides as much storage as possible in a small space, along with a small wall niche and large medicine cabinet to supplement. “Wood” plank tile, specialty wall covering and the darker vanity and glass accents give the room a more masculine feel as was desired. Floor heating and 1 piece ceramic vanity top add a bit of luxury to this updated modern feeling space. This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!
