This is the epitome of this modernist edifice in New Delhi, offering a breath of fresh refinement, a quiet rebellion wrapped in sleek silhouettes and purposeful form. The design is conceived as an oasis of clarity, where every line is intentional and every element serves beauty and function. Reflecting the intricacies of the client to have a home that was elegant yet understated, the home is a space of calm, clutter-free, and timeless aesthetic. Crafted by the visionary, Ar. Sumit Dhawan, Founder and Principal Architect at Cityspace’82 Architects, the design emphasises open spaces, natural light, and a strong connection to the outdoors while maintaining a refined aesthetic.

Sprawling 16,500 sq. ft., the residence serves a bold presence with its iconic facade. The cubic volume is articulated with horizontal bands that lend a grounded yet expansive presence. The double skin facade, composed of wood-finish aluminium louvers and a perforated aluminium screen, offers privacy, shading, and a layered visual depth. This offers a sculptural identity while enhancing thermal performance. With minimal openings and concealed glazing, the facade maintains privacy while showcasing a restrained architectural elegance. Additionally, the orientation and natural light play a crucial role. Large windows, open layouts, and subtle zoning help enhance daylight and ventilation while maintaining privacy.

Stepping indoors, the home zones range from the basement to the second floor. The basement houses the entertainment zone with a bar, pool table, and lounge areas. The ground floor serves as the communal & parents' zone while the first floor is dedicated to the children of the family. The second floor serves as the mother's private retreat, offering solitude. “This vertical zoning ensures clear separation of public, private, and leisure spaces. Circulation is efficient, and materials are kept minimal and refined to reflect the overall design ethos. The home follows a minimal, modern, and functional design with a focus on clean lines, open volumes, and a neutral material palette. The inspiration came from the idea of "luxury in simplicity", where every element is intentional, refined, and rooted in comfort”, highlights Sumit.

The essence of luxury begins right in the living room with a double-height space adorned with Satvario marble, Laminam surfaces, and engineered wood. A captivating painting adds a touch of colour to the neutral space. Floor-to-ceiling windows bring in the greenery indoors, creating an airy atmosphere in the home. The double-height volumes mimic the concept of openness and interaction. The space also has private green pockets drawn from contemporary international homes and traditional Indian courtyards, creating a balanced blend of modern aesthetics and spatial warmth. Adjacent lies the staircase area, artfully zoned using partition walls. The block is backed using Backlit onyx, adding a visual drama to the area. Moving further, lies the dining area, designed with warm statement lights and opulent flooring. With fine metal accents and custom joinery pieces, the design elevates the experience without visual clutter.

The private abodes on every floor are the epitome of personalised yet cohesive choices. Here, the design prioritises functional layouts with built-in storage and study areas. A complete floor is dedicated to the mother of the family with a spacious room, walk-in wardrobes, an elegant puja room, and access to the terrace garden, offering solitude and spiritual connection. The spaces are finished in a combination of textured paints, soft fabric wall coverings, and accent cladding, adding warmth, softness, and tactile depth. Every bathroom in the homes extends towards private green spaces and open-to-sky pockets that bring in natural light and ventilation. This minimalist approach leaves no room for error as every aspect is executed perfectly.

One of the key challenges was the location of the site on Rajdoot Marg, Chanakyapuri, a high-security diplomatic zone in Delhi. Due to its sensitive nature, the area had strict regulations, limited working hours, and constant security checks, which affected the movement of materials and labor. Coordinating with local authorities, adhering to protocols, and ensuring minimal disruption to the surroundings required careful planning and phased execution.

While embracing the idea of luxury, the home is also rooted in the essence of sustainability. Double walls with cavity insulation naturally regulate indoor temperatures, minimising reliance on mechanical heating and cooling systems. High-performance Double Glazed Units (DGUs) further enhance energy efficiency by reducing thermal gain and loss through windows. Throughout the home, energy-efficient LED lighting is used to lower electricity consumption while maintaining a warm, ambient atmosphere. Water-saving fixtures and low-flow fittings have been installed in bathrooms and kitchen areas to conserve water without compromising functionality.

Additionally, where possible, private green pockets contribute to passive cooling and help regulate the micro-climate, reinforcing the home’s commitment to sustainable living. The home also uses locally sourced materials, skilled regional craftsmen's work, and climate-responsive planning. Subtle elements like stone cladding, lime-textured walls, and indigenous wood accents are integrated to root the home in its geographical and cultural context, while maintaining a modern, global aesthetic.

In essence, the residence is the true essence of opulence, with expansive, interactive, and deeply connected to light, volume, and greenery, all while staying true to a minimal, modern aesthetic.
