Another Laminate Vs Engineered flooring question

Hi Everyone. I am doing a refresh in my 12 y/o's bedrooms(2nd Floor) and looking to replace the 10 year old carpet with a wood flooring product. Construction is about 10 years old, with solid plywood subfloor. Have been reading a lot here trying to decide on the right product. I keep reading that a good engineered product is a great option for resale etc, but also some newer high end laminates are also an option worth looking at - albeit not necessarily as good on the resale end, but we are not planning on going anywhere for another 20 years. Want to keep the costs realistic as its for a kids bedroom. My question is what are the good high end laminate products folks are referring to?. Cost wise if I am looking a good high end laminate, am I as well off looking at a mid range engineered product?

A kids bedroom doesn’t need anything more upscale than the .99 stuff available at a discount store. They’ll just trash it.

Definitly not looking to go high end, but don't want to install bottom of the barrel either. Something that will look good, last about 10 years and not break the bank.

Thanks Pragati, it looked to me like some sort of high polished quartz stone and if this was the case there would be a way to hide these joints by filling them with an appropriate material and polish them thereafter. So I guess, the framing-idea with the LED-Strips which pollyannagal mentioned would be a good option. You could also tape some sort of accent-tape over the joints or even just LED-Strips to hide these ugly joints. Cheers Bertram

Your best bet is to have a residential structural engineer do a site visit and a soil test. As the home is only 10 years old, it is normal to have some settlement and additional settlement after 10 years should be minor. The fact you are concerned of future settlement should be a red flag. Additionally, you are concerned about moisture. Two red flags. It is your choice, but buyer beware. Best of luck.

You list is all "stone" products. Stone products are natural. The durability is guaranteed with stone. Stain resistant...remove marble and granite from your list. Both can stain and etch and both will do this with "flooring" more than they will with a counter top. Gloss levels all change...but it will take years to do it. All stones have maintenance = homeowner needs to work at keeping stone looking good. Stone = expensive. There is no "benefit" for "reasonable" when working with stone. They all cost plenty of money. Stone is expensive. No way around it. If you want "glossy" that doesn't stain for a "good price" then you have forgotten to mention the BEST option: porcelain tiles. Porcelain will do everything you want for a lower price. Stone is expensive, it can stain (especially "oil" stains) it will "etch" or lose gloss level with certain liquids (acid based liquids will do this) and they all need to be maintained and eventually need repolishing to maintain "gloss". Durable is all you can expect out of stone. The rest of your wish list belongs with porcelain tiles.

If 10 years is your goal, then anything above $2/sf will do it. Stick with a name you recognise (like Armstrong, Bruce, etc). With your expectations, Lowes or Home Depot (I can't believe I'm suggesting these sources) will do just fine.

For noise control (and I'm not kidding about this...carpet does WAY more than you can imagine for noise reduction) please work with a nice underlay like 6mm cork. It makes a HUGE difference. Those two things put together (decent laminate + really nice cork underlay) will get you a very nice floor.

But then again, almost anything with a nice cork underlay will get you a nice floor. I've seen $0.99/sf laminate feel high-end just because 6mm cork underlay was used. No bouncing. No clicking. Just a solid feeling floor underfoot that helps reduce noise while it is at it.

I would prefer engineer than laminate, but because we are talking about kids room, I would definitely explore the laminate option.
