Regarding the size of green belt, I have confirmed it from the patwari that Plot 1 has got 5 metre green belt on both sides. He told me that: All plots with 24 metre facing road are having 5 metre green belt whereas plots with 12 metre facing road are having 2.5 metre green belt. (It's 4 or 3.5 metre in case of 18 metre road, I don't remember exactly). About that bold line, I am sure that it is not representing width of green belt. (Check below image as that bold line is having same width for 12 metre facing plots). So what do you think now? Should I become that lucky guy to own plot 1? Check out whole map and there are hardly 3-4 corner plots which are having 24 metre wide road on both sides. (and there are just 2 plots having North East direction) whereas there are around 50-55 plots which are similar to Plot 2nd. About your query, It's Suncity Township - I (Sector 35, Rohtak). It's around 45 kilometres away from Delhi border. Would you please mind elaborating this point a little bit more - "For us function prevails over design anyday". If built up area is going to be same in both plots then how it affects functionality? Thanks a lot for your detailed input.

Dear Mr. Manjunath, It would be really better if you collect quotes from both online/offline professionals. When a turnkey project (Design + Execute) is assigned, overall costs remain low and would be better negotiable with the construction firm. For design only, it depends on the intricacy of work and the BUA of house. Normally, a site visit and a 2D/3D layout without approval assistance would come in between 2.50- 30 rupees per sqft of BUA depending on the firm's category. I have used both with good results. The main difference between Quartz and Granite are 1) price, 2) colour range. Granite generally works out cheaper, because you can buy the exact quantity you require. Quartz comes in large slabs of specific sizes- standard size being roughly 10'-0" x 4'6", so there tends to be more wastage if you don't plan the cutting well. But Quartz is pretty and comes in a wide range of colours and can be re-buffed at a later date. Quartz also comes in various thicknesses- the most commonly used being .75" to about 1.25". And especially when you use dark wood cabinets in a kitchen or bathroom, beige and white counter tops work very well. Some people go even with coloured counter tops like blue, orange, yellow. Natural stone in light colours tend to be porous and stain easily, so I prefer to go with pure black which is safe.
