St Ives - First Floor Addition

The original home was a contemporary 1980's style slab on ground, terra cotta tile roof, brick veneer, 4 bedroom home that had been rendered externally. These clients have a growing family and needed more space for their growing children, while also creating a large master suite with ensuite and walk in robe for them to have their own space while the kids now have their own games room area. Extendahome’s Designer sat down with the clients and discussed their needs and wants regarding the extension. Working within their budget he converted one existing bedroom into an impressive open staircase area that flows from the wide entry hall and added an impressive 85m2 first floor addition comprising a large master bed suite with huge walk in robe and ensuite. In the middle of the addition looking down over the timber staircase is a massive open plan games room that leads off to another generously sized second bedroom, also with walk in robe and it's own ensuite. The ceiling height throughout the addition is 2750mm high thus creating an airy, open feeling throughout. The windows are all WRC timber framed with double glazing to help with sound and thermal insulation. The roof and walls and also the void between the first floor and the existing ceiling are also insulated. The first floor addition was constructed fully on site with all frame and roof cut from stick timber rather than prefab frame and trusses. The cladding is Insulclad polystyrene with acrylic render finish to match the ground floor and give the impression of a fully rendered brick home. Both ensuites are completed with full wall tiling to ceiling height and quality fixtures and fittings. There were a number of steel support posts required to be installed into the existing ground floor walls with brick supporting piers under the floor, these were seamlessly installed and the walls restored to their original state. As usual with the majority of our projects the clients lived in the existing house throughout the entire construction period with minimal impact on their daily lives due to our years of experience in building these type of additions and by all our team following our patented "Smooth Sailing" building system.
