I like that this is labeled "fav" by you guys cause it's really promising. This is a small space which helps it be so very bright. There's a lot of glass on the side there, likely too much for your budget. Not too many light fixtures, but the one installed is impactful and defines the dining area. The stone could be replaced with accent paint. The built ins could all be furniture pieces. Did you guys notice the huge round columns in this space? If not, then I think we can save even more on framing costs for you guys if we can introduce supporting posts somewhere in the big open room. Posts don't have to make a space feel small, often they can help define a great room and anchor certain key functions like an island or a dining room table
