invest in insulation windows hvac as these are not easily upgradable items later. now is your most cost effective time to address these items. compare r-values in insulations solar heat gain coefficients (shgc) in windows ..less than .35 shgc invest in well installed sealed and efficient hvac system as this will impact the health and comfort of your family every day. build tightly, well sealed and insulated to the exterior, air tight drywall approach to interior. use sill seal under sole plates and float and tape all sheetrock at wall to ceiling. counter tops, flooring and moldings can all be installed/upgraded at later time. (note that this is just a partial list...) build in your efficiency, you'll be glad you did in 10 years! Best of luck.
