obviously adding to the cost with this thought, but do you want to add windows in the kitchen? the light is obscured because it's looking into the screen porch... but it would get more light. I figure I ask the question. :) LR: Ugh- As much as I love windows, I think this is a place where we don’t spend the money with not a great view and with the porch it would limit light.
taupier is more refined, though :) open this image all the way up - it's so pretty. LR: We both love the taupe too. Just not the off white or creams. SY: got it. This is a lighter putty, with white countertops and backsplash, and natural oak floors. Does this look washed out to M? (or to you?) It does not to me.
a beautiful warm brown cabinet color... LR: We both like this, but it looks more of a dark gray to us??? Looks super nice with the light floors. SY: agreed. We could call it warm gray. :) I think we could pull off something between this and putty and it would be gorgeous. (And not too dark, and nice with natural oak floors.)
this is your photo. nice functionality, but I also dig the palette. you? LR: we both love the putty color. Michael has a concern that with all the white I’d want with it (countertops, backsplash) the light floors I’m wanting might be too washed out altogether. We like the rich blues in the cabinetry, but worry about 1) how dark our kitchen is with not a lot of natural light and 2) being stuck with blues in the entire main portion of the house. And love the door hardware!!! SY: I think it will be fine / not washed out. But good to note as we begin designing, that that is a concern. Also - this warm burnished brass hardware helps combat a washed out effect.
palette from your ideabook. pretty. I'm inclined to tone down the white to a putty / creamy / taupey however ... LR: I’m in love with this floor stain!!! Now to get Michael on board as he thinks the dark might be better for resale. SY: IMO, darker is not as 2020 as a natural oak like this. It's dated, and feels like Midwestern trying-too-hard elegance (not in a good way). (I can say that without offending because I'm Midwestern. :)

staggered is not the end of the world, though
4x16 tile, stacked, darker grout, with a back ledge
stacked tile with white grout - better than staggered because of all the patterns - the herringbone and hex tiles - on the floor.

Best Black and Brass together option, IMO. Edie by Thomas O'Brien. SPECIFICATIONS Height: 18.5" Width: 5.5" Extension: 6.75" Backplate: 4.5" Round Shade Details: 5" X 5.5" X 8" Socket: E26 Keyless Wattage: 60 A LR: We like it! With only 60 watts (times 3, with light&fan in shower) do you recommend recessed lighting as well? Recessed lighting in water closet and linen alcove too? SY: absolutely. This is just task lighting at the vanity.
this. brass but with black shadow effect, perfect dimensions. 24w × 36h × 2d in LR: Perfect!
Kohler purist black wall mount faucet LR: Love it coming out of the wall with the 10” quartz :)
black pulls but nothing chunky. LR: YES!
delta rain shower in black
This is a black Delta Trinsic shower at an air bnb I go to every year in Michigan. They also have a rain head. It is SO NICE to shower in. LR: We love this. We don’t want a rain shower. And I’m sure this is something for the plumber, but want to be sure the shower is not a water saver or low flow. SY: you’ll get more gallons per minute with kohler than delta- we will discuss that!
THIS IS WHAT I RECOMMEND: black pulls and faucets. brass mirror. black light fixtures with bits of brass. Everything after this point was just ideation. :)
There is this possibility that may be better for resale, however: black lights, mirrors & pulls with chrome fixtures. The wood warms things up without a need for brass. Brass is hard to convince some people. But if we keep it just to the mirrors and little bits on the light fixtures, I think we'll be ok.
If we do brass mirrors & pulls, these are lovely from Forge Hardware.
hmmmmm. worse for resale, but I like them :)
hmmm. swap in black faucets and light fixtures and pulls.

Kohler Ladena®20-7/8" x 14-3/8" x 8-1/8" Undermount bathroom sink with glazed underside LR: We both like the size of this one better too
Kohler Caxton Undermount bathroom sink - just a bit smaller than Ladena with a different shape (I vaguely prefer Ladena). Width: 17-5/8" (448 mm) Depth: 13-1/8" (334 mm) Bowl depth: 5-5/16" (135 mm)
under sink drawer option. more expensive. LR: We are okay having a small trash can under the sink in lieu of the more costly options, but will need to think of a spot out of the way for the dog water bowl. Even in the corner of the water closet or near the linen shelves/closet??? SY: yes I was thinking by linen closet
trash pullout with interior drawer or two: you can mount a hand towel bar on the front of this cabinet.
possibility for under sinks if you do doors LR: We are okay with this being open behind the doors to save money. I’m curious what the front of the cabinetry you recommend with the wood grain that we want :)
sofa with wrap around shelves LR: If we went this route, I’d want the sofa and tables to be separate pieces vs sofa with shelves back and sides.
