- Changing from your existing masonry fireplace to the linear gas fireplace in the photo you posted a link to would likely be fairly expensive, as it would require removing/modifying the masonry of your existing fireplace, but there are other approaches you might consider. One of the keys to modern is minimalism. You might try keeping the appearance as uncluttered as possible - perhaps by removing an existing mantel or stripping away other elements to leave only the most essential parts. If it is a wood burning fireplace, the building code requires that you leave non-combustible hearth protection in front of the fireplace, but you might be able to change the hearth material to make it more modern (pink wall with hearth flush on floor). The other thing you might consider is changing over to a modern gas burner, with glass media or stones (first photo, with black mantel). There are gas inserts that are beautiful as well last photo with stone wall), but the investment goes up when you get into a full system with firebox, surround, venting etc. If you have a photo of your current situation, we might be able to tailor our suggestions to be more helpful.

Yep painting over paneling usually doesnt look great but painted paneling is what wainscotting is so it could work. have you considered tile instead of flagstone for the fireplace? especially if you are going modern - flagstone isnt usually considered modern . as far as the kitchen - you can get an estimate for the cost to remodel the kitchen for your new home at www.remodelormove.com. Do you have any photos you can share? We do better with both floor plan and pix. I think the 9' area should be devoted to a library/reading nook with bookcases on the two walls and a comfy chair and floor lamp for reading. I see lots of doors but no windows in your space. The stretch of space from the entry to the balcony/gallery should be kept open for traffic flow, so Place the FP on the 7.5' wall to be seen upon entering. I think 'd try a sectional with two equal wings. Put the TV on the 7' wall between the two doors and float the sofa so one wing faces the FP and the other the TV. Use a credenza 25% wider than the TV rather than a TV stand. In the jog that has a 6' and a 4' wall, try a family game or chess table and stools. Be sure to get a big coffee table made of reclaimed wood so people can put their feet up on it.

Your drapes look like they're fine. It's hard to see if they're long enough--do they just touch the floor? That would be the right length. Make sure the paint you pick blends with the color of the drapes and the two chairs.
