Comments (10)I just figured it out: This person is from India (hence no bathtubs - these are wetrooms w/ shower only and a floor drain) and since this is a corner lot hemmed in by neighboring houses, OTS = Open To Sky... ...and that massive staircase probably goes up to the roof where they have their only outdoor space as well as space for hanging laundry, etc. IMO, putting the car on the exposed corner is the worst use of space and light - I'd stash the car on another side against the neighbor's house where there's no light - locating the public rooms and the kitchen along the front of the house and the bedrooms in the back where they don't necessarily need daylight - perhaps through the use of clerestory windows into the public rooms, the light can be borrowed for the center bedroom... Either way, Inkwitch is right (if a bit abrupt) I'd get a new architect who has some talent for efficient small space design to do your home....See Moreneed help for my kitchen

Will you typically be eating out in that dining area, or is that just for special occasions, and other meals will you want a convenient/cozy place to eat in the kitchen? Are you preparing food for large or small family? When you entertain, will people gather in the kitchen while food is being prepared, or would you prefer the food prep to be more out of sight? With the kitchen tucked away in the corner like this, think about the flow between the kitchen and out into your dining and living spaces, for how you envision using the space. You are about to embark on a reasonably expensive journey. Get professional help with someone who you can sit down at a table and brainstorm with them your ideas and intentions. There are Architects and there are professional building designers who are members of the American Institute of Building Design (AIBD) who are well versed in projects such as yours. I personally love a design challenge. After 38 years designing homes and special use buildings I enjoy this type of challenge the most. Comments (1)What a wonderful outdoor space. Yes it is tight but there are many options. In that tiny corner by the door ( last picture) you might want a tall plant or a small round table that could hold drinks or snacks.You can have a small eating area or just a place to sit. Lots of green and perhaps flowering plants will add beauty to the space. If your air conditioner drips, just put a plant below to catch the water.Add color with pillows or a small indoor outdoor area rug. In the attached photos you can see how people have added just a few pieces of furniture to turn these spaces into wonderful retreats. Also adding white lights will be magical at night.
