My opinion is that neutral and safe isn't always the best. Know who your buyers are, and design for them.
If you're in a trendy/artsy neighborhood I think you should have some trendy/artsy accents in your home. Maybe an accent wall with a graphic wall paper. If you live in a family friendly neighborhood don't stage your place with lots of sharp and breakable objects.
Photos of the exterior and then the dilemma of living, kitchen, master bedroom would be the way I'd tackle it. Paint all walls in a simple background color that works with everyone's furniture - a warm off white would do it. Scrubbable paint in the kitchen and baths is a must. Do you have carpet or hardwood or other flooring? Carpet is acceptable for most rentals but will have to be cleaned after each departure. Don't forget safety requirements like smoke detectors and fire extinguishers.
