Being able to build your own house is a wonderful opportunity, and when you should be able to customize it best to your own personal needs. So you'd need to be more specific about your family & lifestyle .. how many bedrooms & bathrooms do you want/need? How old are each of the family members? Will the house be detached, semi-attached or attached .. which controls window placement? Do you have a casual or formal lifestyle, want individual rooms, or open concept? Does family do a lot of cooking, and have activity revolve around the kitchen? Does that "triplex" include a basement and/or garage? Bottom line, is that "the best ever designed plan" might be totally different for you, than me, so a designer needs more details from you!

This is a most unusual and interesting structure. I would not have been sure it was a house from the picture. Pameladunson and I are in agreement that the strong visual difference between the rather utilitarian-looking "guard" at the roof and the more decorative fence/gate in front isn't visually pleasing. Both should be from the same architectural design family, although they need not be identical. The windows appear to have quite a bit of small architectural detail as best I can make out from the photo. The railing in front seems to have a scale that is better relative to those window details than does the "guard" at the roof, so I would probably opt for changing the roof "guard", not the railing in front. If do-able dollar-wise, It might be even better to remove both the roof "guard" and the railing/gate in front and design something new for these areas that is a good match with the most striking details elsewhere on the house.

Thanks Patricia and cpaul! I hadn't thought about glass. And I guess I should specify that a fully modular kitchen would not withstand the climate lol. The doors and Windows in General are traditionally made of teak wood and do warp somewhat but it's not a huge issue, so I fiured if all I am dealing with in the kitchen is the cabinet door it shouldn't be too hard to maintain. I actually ended up finding a blog about someone living in the tropical Philippine weather and how they covered their concrete counter with cabinets. This was their starting and final result. there are more photos in the blog. They basically recommended some prefabricated cabinets and strong hinges and screws for the wood frame.

Yash, You may need to install acoustic panels on the ceiling. Twin layers of False ceiling solution from Saintgobain will additionally reduce noise. For the traffic noise you can get the Sound proof Fenesta windows installed. Acoustic panels call also be added to the walls and they act as a decorative element as well.
