This photo is important concerning our detailed prep work. For example, there were many rusty nails popping out of this balcony wall. What we do (that most companies don't do) is: Pop the rusty nails back in a bit (wire brush them first, if possible) then prime them with Zinssers' 'Rusty Metal Primer' then tap them in and fill the gap, then sand and oil-prime the the gap patch itself, then finally topcoat.
