Interesting built-in option for bed
although this isn't exactly my taste (a touch too traditional), i do really like the fact that this living room looks usable/livable,. this is what i'm going for in my living room (want it to be more "family" room feeling, than living room, so it actually gets used regularly). but at the same time, it needs to be "done" enough to work with the grand piano, etc.
36th -- 3rd floor room to become "main" guestroom. 1. needs paint, maybe new light fixtures
36th -- screened in porch. i like the layout here with both a sitting area and a dining table. 1. open to furniture ideas 2. i like the colors they have currently on the sofa

36th -- miles bedroom. color probably fine, assuming paint in good shape when they move out. 1. probably need rug of some sort (though less adult than the one pictured)

36th -- master bath. working on possible new vanity with double sink. I like the playful greens on the floor and towels, juxtaposed with the colder, more formal tiles.

36th -- living/family room image #2. thinking the piano could go at the far end of this room by windows (where small, grey couch is currently)
36th -- living/family room image #1. vision for this is a comfortable family room not dissimilar from how they have it designed (as opposed to formal living room). 1. I have a custom coffee table (pictured below), virtually the same size as the one pictured that i can bring. 2. thinking of trying to use the two existing arm chairs from SLC living room (pictured elsewhere) + buying a new sofa
36th -- kitchen and small living/sitting area shown in left corner of pic. 1. need to find 3 bar stools for island (I like these). 2. need to find sofa that works for sitting area, and perhaps table/end tables.
36th -- front porch. love the existing design here. i'm just going to order the couch/chairs myself. would love to have similar cushions made from similar fabrics.

36th -- under rear porch, dual purpose driveway-patio. low priority to furnish, but i like what they have down there currently.
36th -- dining room. my vision for this room is to have it be a very comfortable "usable" room that can service a casual family dinner, homework on the table, or get "dressed up" for the occasional more formal dinner party. 1. chandelier is not staying, so need something else for that space (probably something that obstructs view through room less). 2. plan is to start with my existing table (shown in other images). dimensions are about 1 foot shorter and about 8 inches wider than this one. need to find chairs that are appropriate to the more casual idea. 3. anthony and co. are looking into removing the columns from the far end of room (barely pictured here).
