Bungalow extension

Hi, we're thinking about buying a bungalow which needs an extension. We need a bigger living area and bigger kitchen. Both garages (one at either side) need demolishing and we would plan to rebuild one. We will get an architect but just wondered how the roof would 'work' on an extension due to the shape of the existing roof. Any advice would be welcome

    Oh, and our first thought was to convert the current kitchen into a utility room and a bathroom. Then the current bathroom can be an ensuite to the bedroom next to it. Is the £1000per square metre for an extension accurate? So many questions, sorry

    What about something contemporary like this at the back? and then renovate the front to make it more cotemporary?

    We were thinking flat roofed because of the way the current roof is. We've put an offer in and have a builder coming to see what needs doing internally, and what extension we could have

    We took a builder to look and he quoted £50k for a pitched roof extension going out 4m and right across the back. This doesn't include kitchen or anything. He also isn't a fan of flat roofs. Another £65k to do a loft extension. This sounds quite high, then I discover he quite likes the development potential himself! So you think he has over quoted in order to put us off? As well as extensions etc he also renovates and sells on, so I'm suspicious

    We stepped away when he gave us his quote but can't stop thinking about the bungalow, and its potential as a lovely home

    Definitely employ and architect! He can work out the square footage and what you can add and where depending upon where you need supporting walls etc. The possiblities are endless dependant on budget. Let's face it, it could be a two story house if you could afford it, either side of the property are just that. I see an in and out driveway there too!
